NEIGHBOURHOOD

Richview

Toronto

Introduction

Richview, despite its name, is neither a particularly affluent neighbourhood, nor does it have phenomenal vistas. It does, however, have fabulous schools and many tree-lined streets. This wee Toronto neighbourhood stretches from The Westway on the north to Eglinton Avenue West. On the west, Richview is bounded by Martin Grove, while Royal York Road marks its eastern frontier.

Lifestyle

While traces of Richview’s pastoral heritage are few and far between (there are two heritage houses still standing), this was once a bustling agricultural community. The century-long farming history came to a close in 1956, when the last dairy farm was sold to developers. But where did the name come from? In 1852, a post office named Richview opened; shortly afterwards, the name was extended to the surrounding area.

The Vibe

The rolling streets are lined with towering trees, while lush lawns back onto bungalows and Georgian revivals. Two features dominate this post WWII–built neighbourhood: schools and parks. A serious suburban feeling predominates and unless you’re tot is walking to school or a nearby park, owning a car is imperative, although there aren't too many things to drive to other than a handful of aging strip malls populated, mostly, with chains.

Meet the Neighbours

This is a family-oriented suburb with many Richview expats returning to raise their kids. Detached homes with deep lots near parks and schools make this a perfect place for young families. A number of immigration waves have settled in Richview over the years. According to the 2011 census, 91 per cent of residents speak English as a first language. The top-three non-official mother tongues here are Italian, Spanish and Polish.

In the Area

Of the 13 schools in the neighbourhood (five Catholic elementary schools, five public elementary schools and three high schools), the most famous is probably Richview Collegiate Institute because of its eminent alumnus, Stephen Harper. The Fraser Institute ranks the prime minister’s alma mater 53rd out of 749 schools in Ontario. The area is serviced by three strip malls: 1500 Royal York Road Plaza, Richview Square, and Westway Centre.

Planes, Trains & Automobiles

The TTC runs east-west buses along Eglinton West and Westway Road, which connect to subway stops on the Yonge line. Many north-south bus routes (Islington, Kipling, Royal York) connect with the Danforth subway line. GO Transit is accessible from Kipling station and connects with the GTA. For motorists, three main highways (the 401, 427 and 409) are easily accessible. Pearson airport is less than 15 minutes away by car.

The Good, the Bad & the Rest

Richview is old-school suburbia, so urban addicts might find it hard to adapt to the auto-dependent lifestyle. The transitional neighbourhood acts as the buffer between two polar ’hoods. To the south are the affluent Humber Valley Village and Princess Gardens, which are dominated by multi–million dollar houses. On the north side of Richview lies Rexdale (just above Kingsview Village), which is dominated by rental highrises, low-incomes and high crime rates.

Dollars & Sense

There’s not too much to squander your money on in Richview. There are no super trendy restaurants or haute couture outlets. If anything, you’ll rack up a sizeable monthly bill on Starbucks Frappuccinos (there’s only one S-bucks in the nabe). Metro is the largest grocery store serving Richview, and while its prices tend to be steeper than the value grocers, it’s still reasonable.
