Fabreville
LavalIntroduction
Quiet, spacious and residential, the recently developed Fabreville neighbourhood is in the northern part of Laval, and is bordered to the north by the Rivière-des-Mille-Îles. Highway 15 separates Fabreville from the Sainte-Rose neighbourhood to the east, with the Sainte-Dorothée region to the south and the Laval-Ouest area to the southwest.
Lifestyle
Fabreville is a more recently developed neighbourhood in Laval, as well as one of the most populated, after Chomedey. As is the case with many off-island neighbourhoods, Fabreville is rather suburban, offering its residents peace and quiet all while being close to the major parts of Laval, as well as Montreal.
The Vibe
The vibe in Fabreville is very suburban and relaxing. Many of the homes were built in the 1970s with many new additions to the neighbourhood over the last few years – new housing developments, new businesses, etc. The neighbourhood offers the quiet of a residential area, all while being close to major city centres.
Meet the Neighbours
As with many of the suburban areas of Laval, Fabreville is home to many families with children. It’s also one of the most populated regions in Laval. A large portion of the residents come from Quebec, with an increasing population of immigrants beginning to enter the area. Fabreville is more of a francophone area of town, but bilingual service is available everywhere.
In the Area
Fabreville is a very residential part of the city. There are very many residential streets lined with single-family homes, surrounded by main streets with a few shops, ice cream parlours and casse-croûtes along the way. Boulevard Dagenais is home to a few bustling industries, construction companies and even a motel. Fabreville is also home to many parks.

Planes, Trains & Automobiles
Two major highways, Highway 13 and Highway 15, run right through Fabreville, connecting the neighbourhood with the Laurentians to the north, and other parts of Laval, and Montreal to the south. The STL (Société de Transport de Laval), has many local buses running through the area, connecting Fabreville with the other neighbourhoods in Laval.
The Good, the Bad & the Rest
Fabreville is a lovely neighbourhood if you like a quaint suburban lifestyle, but like being relatively close to the city. There are older homes as there are homes with newer construction, with more on the rise. There are a few casual restaurants, but there isn’t that much in terms of fine dining and nightlife.
Dollars & Sense
There are a mix of homes and condos available at a very decent price. The dining options in the area are for the most part casse-croûte type places with few high end dining options available to residents. For shopping and expensive dining, residents tend to head into the busier areas of Laval or to Montreal.
