Introduction

Glenora is a historic residential neighbourhood in Edmonton. Bound by 111th Ave. and the North Saskatchewan River between Groat Road and approximately 142nd St., this neighbourhood features heritage homes that range from quaint in character to mansions of grandeur. Glenora is conveniently located just west of downtown and is undoubtedly one of Edmonton’s most beautiful mature neighbourhoods.

Lifestyle

Property values are high in Glenora and most residents earn higher than average incomes, according to the Income by Household Census. Homes are upgraded to match the neighbourhood’s historical charm and gardens are meticulously maintained, showcasing pride in ownership. Residents are passionate about their unique neighbourhood, take good care of it and have created a tight-knit community.

Dollars & Sense

Glenora is expensive. Property values are high and even modest homes are priced above market average for rent and for purchase. There are some walk-up and high-rise condos available on the outskirts for those looking for an entry-level property. Boutique shops, beauty salons and cafes are not outrageously pricey but are not offering any bargains either.

The Good, the Bad & the Rest

Most of the homes in Glenora were built before 1960, giving the neighbourhood a rich heritage and lots of character. Infill housing has been infiltrating over the last several decades, mostly adding to Glenora’s architectural diversity and flair. As recent more-modern infill goes up in Glenora, residents have expressed their concerns to the city in order to ensure its unique character is not compromised.

The demographics, according to the 2011 Census, are mainly middle aged couples and seniors, many with an annual income of well over $100,000. Just less than half of households have children living at home while the majority are empty nests.

The Vibe

The mature elm trees along the boulevards have created a natural canopy that shades the streets and fills the neighbourhood with a chorus of birdsong. Grand heritage homes have river views while the smaller homes are tucked away on quiet residential streets. The school yards and Glenora Park, home of the Glenora Community League, are usually bustling with activity as children play and neighbours meet.
