Laurier Park is situated along the beautiful River Valley in western Edmonton. Featuring some of the most desirable views of the city, this neighbourhood stretches from 149 Street to the west bank of the North Saskatchewan River at Buena Vista Park. 87 Avenue acts as the northern edge down to Laurier Drive and the Valley Zoo.
Laurier Heights came to prominence during the 1950s and 60s as Edmonton expanded during the post-war period. It is a mature neighbourhood with an older population that has lived in the area for a long time. Most of the residents are over 40 and are well-established professionals or retired – the perfect age to enjoy the quiet parks and peaceful community Laurier Heights provides.
With its amazing views and private streets, Laurier Heights attracts home owners who can afford those kinds of amenities. According to the 2011 census, half of the households have an income above $125,000, well above the city’s average. Homes along the River Valley are some of the highest-priced homes in Edmonton and the most sought-after.
Homes in Laurier Heights can top one million dollars, which may be too pricey for many would-be home owners. The fact that so few homes come for sale in this neighbourhood also pushes prices up, as buyers clamour to get into this highly sought-after community. There were only 20 units listed as renter-occupied in 2011 statistics – meaning renters will likely have to look elsewhere to find a home.
Because Laurier Heights is tucked in to the west bank of the River Valley, the only route south for residents is to use 149th Street to access Whitemud Drive. 87 Avenue will get you west and both of those are major bus routes. 142 Street and 149 Street are major northbound roads and link up to Stony Plain Road for those headed downtown.
The area has great access to shopping, dining, and parkland. Just minutes away from West Edmonton Mall and nearby Meadowlark Shopping Centre, Laurier Heights sits near the riverbank by the Valley Zoo and the popular off-leash dog park at Buena Vista Park. A pedestrian bridge takes you to Hawrelak Park, and it's only a short drive across the Quesnell Bridge to Fort Edmonton or Snow Valley Ski Hill.
The demographic for Laurier Heights is older, educated high-income earners. There are two seniors' centres in the neighbourhood and nearly two-thirds of the population is over 40, according to 2011 census data. A well-established community, there is not a lot of movement in Laurier Heights, as the same census report cited 77 per cent of the population had lived in Laurier Heights for at least five years.
The scenic views and access to the city’s gorgeous River Valley make Laurier Heights a desirable destination. Residents enjoy mature tree-lined streets and plenty of parkland but are still close to downtown, the University of Alberta, and West Edmonton Mall. The affluent community is made up of single detached homes and is family-oriented.
Located on the eastern edge of Laurier Heights, this park is a favourite of pet owners and outdoor enthusiasts. There are pathways that take you to other parks in the city’s extensive River Valley system.
