Introduction

Laval-sur-le-Lac is a luxurious suburban neighbourhood located on the western point of the city of Laval, bordered to the west and south by the Lake of Two Mountains and la Rivière des Prairies. To the north, Chemin Saint-Antoine separates Laval-Le Lac from Laval Ouest, while Sainte-Dorothée lies to the east.

The lifestyle in Laval-sur-le-Lac is luxurious and peaceful. You’ll find a few residential streets surrounding the large private Laval-sur-le-Lac Golf Club, which takes up over the half of the area. The homes themselves are upscale, and most properties are very large and dispersed. Much like the prestigious club, the area is coiffed, clean and prestigious with a gated-community feel.

You’ll find most people on their way to or from the swanky golf club, as well as many cyclists enjoying the bike path on the perimeter of the neighbourhood. Area residents enjoy the quiet streets.

Meet the Neighbours

Most properties are big enough that you may never actually have to meet the neighbours. The area is known to be very affluent – one of the wealthiest is Laval – so you will mainly find high earning professionals in their late forties or professional athletes with families. There are also quite a few empty nesters.

Aside from the golf club, the area is purely residential. However, it is home to a private yacht club, a curling club, a community centre and the notable Saint-Jean-Gualbert church. Area residents have access to a ferry to the neighbouring Île-Bizard. As part of the city of Laval, residents have access to its services and amenities.

Planes, Trains & Automobiles

The Sainte-Dorothée train station lies right outside the neighbourhood, which has large parking areas. The Deux-Montagnes line goes right into the city. There are city buses from the STL that run through the area and through the neighbouring communities. There is also a small ferry that runs to the neighbouring Île-Bizard.

The Good, the Bad & the Rest

Laval-sur-le-Lac is a great and quiet place to raise a family and enjoy the lay of your own land, and to spend time at home. You can also enjoy a few rounds of golf on one of Canada’s best terrains. While it’s a good neighbourhood to raise children in, there are few public parks and schools. In terms of activities and dining, the area is pretty bare.

Dollars & Sense

Houses in this area are usually large and have lots of land. Living in this area can be quite expensive, as houses here are priced well above average for the Montreal area, as well as in Quebec. Membership at the private golf club will cost you a pretty penny (several, in fact).

Yacht Club Laval-sur-le-Lac

The Yacht club is located on the border of the beautiful Lake of Two Mountains. The harbour includes a large basin, surrounded by a small park. Amenities include a service dock, showers and camera surveillance.

Barrage du grand moulin

This dam serves to control the water levels between the Lake of Two Mountains and Laval in the spring. It’s also used as a bridge between Laval, and the town of Two Mountains.

Bike Path

Take a ride on the bike paths located on the perimeter of the neighbourhood. The ride takes you along the waterfront, where you’ll get a scenic tour of the luxurious waterfront mansions.

Parc des Chênes

This small park features a lovely playground for children, as well as tennis courts, a soccer field and a community pool. It’s also home to the Centre communautaire des Chênes.
