This southwest neighbourhood is newer and serene, surrounded by space and impressive houses curving comfortably around a man-made lake. From busy Kenaston Boulevard in the west to winding Waverly Street in the east, Linden Woods touches McGillivary Boulevard in the south and ends at Wilkes Avenue in the north.
With 900 acres of fully serviced residential lots, lush greenspaces on every corner, traffic-calmed streets and paved walking trails, Linden Woods is clearly designed for the comfort of the neighbourhood residents. Students are safe to walk to the bus at night. Older couples walk together to the lake. Big income earners are busy during the day but can take up tennis at the rec centre while their kids play at the park.
The vibe in Linden Woods is soft and luxurious. Streets are formed to follow the focal point which is a lovely lake, hill and two adjoining parks in the centre of the circular streets. A newer addition to founding Fort Garry North, Linden Woods has the slow, curb-side appeal of the suburbs while being adjacent to an industrial area, big box stores and major thoroughfares throughout the south.
Built in the early 1980s as an attraction for families looking to settle in a wealthy suburb, residents are often middle-aged professionals and their children. Largely homogenous in nature, nearly a quarter of homeowners have Eurasian heritage. Linden Woods’ average household income is more than double the income of the city average. Homes and services are targeted for this demographic.
This area is for a bigger, broader budget, so it caters to single-family home owners, although larger homes can accommodate multi-generational living. Condos and townhouses are newer still and exclusive.
Traffic is slowed for safety within Linden Woods but surrounding it are truck routes, trains and fast-flowing vehicles. A trip to the airport is approximately twenty minutes and thirty minutes downtown. Three bus routes run in Linden Woods but most people travel by car or SUV.
Near Victoria hospital and specialized health services like chiropractic, neurology and physiotherapy offices Linden Woods also has three schools in the immediate area, three parks and little lakes. Bordering the University of Manitoba main campus, Linden Woods has one community centre with a spray park, pedestrian bridges and pagodas.
Linden Woods is likely to appeal to most affluent families who want to live in a uniform setting close to services in the south. Housing styles are similar in structure so those who appreciate variation and moderation find it has less character and more taxes.
