Lynnmour South in the District of North Vancouver is a complete neighbourhood with homes, shopping, recreational facilities and many jobs. The western boundary of Lynnmour South runs along Lynn Creek from Highway One to Burrard Inlet, which is the southern edge of the neighbourhood. On the eastern side, the area is bounded by the Seymour Creek Indian Reserve, and, on the north, by Keith Road.
To live in Lynnmour South is to live close to everything you need. This accessible neighbourhood is the gateway to the North Shore, located just by the Ironworkers Memorial Bridge and a hop and a skip from downtown Vancouver. Residents also enjoy a plethora of recreational and retail services right in their own neighbourhood.
Although Lynnmour South is technically a waterfront neighbourhood with its southern portion facing Burrard Inlet, much of the shoreline is taken up by industrial and port activities and with a rail line running through, it is a busy thoroughfare. Its residential area features many older homes, some rundown, but it is also attracting development with new lowrise buildings and highrises.
Census numbers from 2011 show that the vast majority of residents in the District of North Vancouver speak English as their first language, with Persian and German as the most common foreign languages in the municipality. Lynnmour South, however, is located next to the Seymour Creek Reserve, home to the Squamish First Nation.
Lynnmour South has both jobs and shopping close at hand. There are several light industrial and business parks in the area, and a shopping centre with basic services, Park & Tilford Shops & Gardens, is just west of the neighbourhood. Recreational facilities are also located close by and the nearest elementary school is just north of the area and includes a Strong Start program for kids ages zero to five.
Lynnmour South is located at a crossroads – with Highway One just to the north and the Ironworkers Memorial Bridge to the south, it is a central location providing access to the rest of the Lower Mainland. Phibbs Exchange is a major transit hub and connects to the rest of the North Shore and Vancouver.
Lynnmour South’s location is great for accessibility but it can make for a restless vibe in the neighbourhood. The hum of the highway can be heard throughout the area and buses rumble in and out of Phibbs Exchange until late at night. Many residents do appreciate the close proximity to transit and road networks for commuting and daily chores.
Lynnmour South has all the retail shopping the average shopper could need from Canadian Tire to the Superstore – with the right prices. For those looking for specialty items, and who are willing to spend a bit more, the area has also attracted a wide range of independently owned stores including bike repair shops, a craft brewery, home decor and furniture repair stores and shops with outdoor recreation supplies.
On a warm summer’s evening, you can catch locals playing a game of slo-pitch or families hanging around the playground at this municipal facility, which also includes a skate park, and indoor multi-purpose rooms.
