Originally part of St-Boniface, the neighbourhood of Norwood West is conveniently located just south of Winnipeg's downtown core. The area is located on the inside curve of the Red River and bounded by bustling St. Mary's Road to the east. While plenty of commercial amenities can be found in neighbouring Norwood East, Norwood West remains a predominantly residential community.
The suburban neighbourhood of Norwood West consists almost entirely of residential properties. Nestled into a generous bend of the Red River, the area is home to many upscale riverfront properties and plentiful green space offers residents the chance to get out and enjoy nature. Shopping, dining, and entertainment opportunities are easily accessible in nearby Norwood East or downtown Winnipeg.
The average household income in this generally affluent community came in at $83,991 in the 2011 census, as opposed to the Winnipeg-wide average of $72,612. To the south of Norwood West, along the Red River, you'll find some of the most expensive and impressive homes in the city, but more affordable homes and apartments are present the closer you get to St. Mary's Road in the north.
A convenient, attractive, and established riverfront community, Norwood West has long been a draw. With almost 90 percent of homes constructed prior to 1960, properties tend to require more upkeep and updating than in newer suburban developments. As of the 2011 census, 14.3 percent of homes here were in need of major repairs as opposed to the city-wide average of only 9.3 percent.
As in most suburban communities, the majority of Norwood West residents rely on their own vehicles for transportation, but 12.9 percent also claimed public transit as their primary mode of transportation in the 2011 census. Higher than average amounts of people also choose to walk or cycle here, which is likely due to the neighbourhood's proximity to downtown.
Active residents of all ages can enjoy year-round recreational activities at Norwood community centre. Baseball fields, ice-skating rinks, an outdoor pool, tennis courts and the Winnipeg Rowing Club provide additional opportunities to get fit and have fun. Stretching along the Red River, Lyndale Drive Park offers attractive green space for outdoor enthusiasts and area students have three schools to choose from.
As of the 2011 Statistics Canada census, Norwood West was home to 2,920 residents. The area, located in St-Boniface, is home to a larger French speaking population than other Winnipeg neighbourhoods. Married couples make up more than half of the populace and, at almost 30 percent, a sizeable portion of residents are aged 40-54. Residents tend to be well-educated, with higher rates of university diplomas, certificates, and degrees prevalent here.
This picturesque riverfront community is made up of mostly single family homes, though renters can take advantage of a small number of apartments along St. Mary's Road. The peaceful ambiance and safe vibe of the area makes it a popular choice for professionals who enjoy being close to downtown but don't want the noise, crime, and congestion that can come with downtown living.
