Introduction

Historic Nutana is one of the more desirable neighbourhoods in Saskatoon. This walkable, vibrant area is the definition of eclectic, from heritage homes to new developments, independent stores to established brands. Bordered in the north by the South Saskatchewan River and in the east and south by 8 Street East and Clarence Avenue, Nutana’s charm lies in its mix of old and new.

Lifestyle

With its rich history, Nutana attracts a wide variety of artists and cultural enthusiasts. The original city settlement features many of the area’s oldest buildings, and while Nutana is mostly residential, it’s a popular area for those with active lifestyles due to its many parks. As an added bonus, Broadway Avenue shuts down every summer to host Saskatchewan’s largest alternative theatre festival, the Fringe.

The Vibe

Whatever the season, Nutana is always hopping with activities for all ages. Many of the stores are independent and cater to foodies and environmentally conscious locals. During the summer, restaurants set up eating areas on the sidewalks and buskers serenade patrons. In the parks, yoga instructors teach classes and soccer players practice their moves. At night, Saskatonians flock to hear independent bands at the area’s pubs and bars.

According to a 2014 municipal profile, some 6,377 people call Nutana home. Many young families and older couples live in the area, and due to its proximity to the university, the area is also popular with students and young professionals. Most residents speak English as their first language, while newcomers to Canada are slowly moving into the area.

In the Area

Nutana’s three schools serve local families. École Victoria School provides kindergarten through grade eight instruction in both English and French Immersion, and the neighbourhood’s two high schools, Nutana Collegiate and Oskayak High School, offer regular classes and mature student programming. On the leisure side, Nutana has an active community association, a seniors’ centre, and plenty of small and large parks. The Royal University Hospital is located on the university campus.

Planes, Trains & Automobiles

Due to its age, the area’s streets come in all shapes and sizes. Main Street and Broadway Avenue offer easy commuting and access to the Broadway Bridge or into downtown Saskatoon. Alternatively, Clarence Avenue links to College Drive and Eighth Street provides a gateway to the east side. The city bus service makes frequent stops on all thoroughfares.

The Good, the Bad & the Rest

Although the commercial district is active at all hours, much of the traffic is concentrated in the main corridors and the residential streets have a quiet, family atmosphere. Due to its location and amenities, homes are also highly desirable, which is reflected in the prices. Nevertheless, the welcoming community feel, river views, and downtown accessibility easily make up the difference.

Dollars & Sense

According to the City of Saskatoon, the average rental cost in 2011 was $956 per month. With its amenities and history, Nutana is desirable and this is reflected in the average housing price. And since most of the shops are independent, a good cup of coffee costs about four dollars. Still, these premiums are more than made up for by the walkability and convenience of the area.

For over two decades, this venue has attracted musicians, including Neko Case, Modest Mouse, and Sarah McLachlan, to its stage. More than music, National Post called it one of Canada’s Best Restaurants.

The Broadway Theatre

A heritage building that’s one of the jewels of the neighbourhood, the original design of this Depression-era movie theatre has been preserved. The venue is now a haven for independent movies and concerts.
