Introduction

Formerly fields and farmhouses, West Cloverdale North is an emerging suburb northwest of the Cloverdale Fairgrounds and the historic town centre. It is bounded by 64th Avenue, 168th Street and 60th Avenue, with the Hook Greenway pedestrian/cycle path along the western border.

Lifestyle

Cloverdale holds onto its small-town country charms even as it grows to accommodate those more used to big-city conveniences. The Cloverdale Rodeo is probably its most famous event, but the community gathers at the fairgrounds all year round for antique shows, night markets, Canada Day celebrations and concerts. It’s also one of the few areas of Surrey with a real “Main Street” at its heart.

Dollars & Sense

Cloverdale is not a particularly expensive area, though antiques aficionados may be in danger of spending a small fortune in this hotbed of antique dealers and flea markets. However, if you go bargain hunting in the big-box stores in Langley Town Centre just to the east, you may save money by filling up on the neighbouring city’s slightly lower gas prices.

The Good, the Bad & the Rest

The good thing about West Cloverdale North is that you’re getting a friendly community with natural spaces for the kids to play. The bad is that it’s a little bit remote from the central Surrey or Vancouver—either a drive or at least a couple of bus transfers. But that’s the trade-off with almost any suburb.

Planes, Trains & Automobiles

As with many neighbourhoods of Surrey, a car is the fastest, most convenient way to travel. Highway 10 (56th Avenue) runs east-west, and 176th Street runs north-south, connecting to the U.S. border crossing and Highway 1 and Highway 17. There are also some pleasant neighbourhood greenways and multi-use paths for biking or walking and bus service connecting to Langley and Guildford Town Centre.

In the Area

Cloverdale is a great place for outdoor sports: equestrian farms, public golf courses and the expansive Cloverdale Athletic Park are just minutes away. It also offers the pleasures of country life, such as fresh produce from local farms, the Honeybee Centre, the Cloverdale Rodeo and Fraser Downs Racetrack. Visit charming downtown Cloverdale to check out the museums and unique local stores and restaurants.

Meet the Neighbours

Analysis of the 2006 census data by the City of Surrey bears out what you might see around you in Cloverdale: plenty of young families. By the numbers, Cloverdale has a slightly higher percentage of people under 19 than in the rest of the Surrey, which already has a higher proportion of youths than most areas of Metro Vancouver.

The Vibe

Cloverdale’s history and community pride helps it feel like more than just another suburb. As a grid of streets has replaced most of the fields, West Cloverdale North retains vestiges of its rural past, from the historic buildings near Five Corners and at the Bose Farm development to the front porches adorning many houses and row houses. There are even a few acres of preserved green space in the community.

Cloverdale Athletic Park

With 50 acres of space, you can play almost any sport here: soccer, softball, lacrosse, basketball and tennis. There’s also a BMX park, water park and playground.
