Introduction

The Clareview area is made up of eight small neighbourhoods in Edmonton’s far Northeast, tucked between the North Saskatchewan River and Manning Drive on the west. The Canadian National rail line runs in the northwest while the Kenneldale Ravine borders the south. Updated recreational facilities, the LRT line, schools, shopping centres and affordable housing attracts young families and newcomers to the neighbourhood.

Lifestyle

On weekends, Clareview residents are busy carting kids to and from hockey games, walking the dog in Kennedale Ravine and running errands around Clareview Towne Centre. Ethnic diversity is evident here. A wide range of cultures can be seen in grocery store line-ups, multi-use trails and on the crowded LRT platform where neighbours wait together to take the train downtown to work.

Dollars & Sense

Thrift stores, big-box stores, take-away joints and chain restaurants line the main arteries here. Lower rents and purchase prices can be found, but new developments are still competing well with other Edmonton neighbourhoods.

The Good, the Bad & the Rest

Low-rise apartments, townhomes, multi-family units and bungalows create a wide range of housing options; with many less-expensive than in other parts of the city. Unfortunately, a high density of affordable housing can contribute to crime in the area. Although Clareview is mostly safe, the far Northeast has gained a reputation for its higher crime rate.

Planes, Trains & Automobiles

Clareview was one of the first Edmonton neighbourhoods in the city to access the LRT system. The Clareview LRT Station’s park-and-ride is used by downtown commuters from Clareview and surrounding neighbourhoods. Manning Drive leads right to Anthony Henday Drive, Edmonton’s nearly-completed ring road while 50th street takes you out to Yellowhead Trail.

In the Area

There is a high density of schools in the Clareview area, each adjacent to a playground or park. Big-box stores, restaurants, medical centres, libraries and other businesses are right in the neighbourhood. The Clareview Community Recreation Centre is one of the best in the city.

Meet the Neighbours

Clareview is home to many families as well as young married and single adults, according to the 2011 Census of Canada. There is a wide range of ethnic diversity here as newcomers from all over the world and from other Canadian provinces are attracted to its affordable housing and close proximity to public transportation and schools.

The Vibe

With two movie theatres, several recreation centres, box store shopping centres, and river valley parks there is always something to do in Clareview. Residents join the sometimes-heavy traffic along 137th avenue and 50th street, emerging from their quiet residential streets to run errands or catch the LRT.
