Introduction

Bordering Mimico Creek on the west, Dundas Street West to the north, the Humber River on the east and Bloor Street to the south, Kingsway South is more commonly known as “The Kingsway.” Large, well-appointed stately homes on well-treed lots dominate the residential streets, while a vibrant Bloor St. strip boasts a great selection of pubs, restaurants and salons.

Lifestyle

The residential streets of Kingsway South are punctuated with gorgeous century buildings, grand architecture and incredible stately homes. A very walkable Bloor St. strip offers a wide variety of options for shops, pubs, restaurants and salons. Those with an active lifestyle will love the proximity to trails for biking, rollerblading, walking or running.

The Vibe

Kingsway South is fit for... well, kings. Names such as Royal York Road, Prince Edward Drive and Queen Anne Road underline the affluence here. Expect to pay a princely sum: average price of a detached home is $1.28 million, according to the Toronto Real Estate Board. But there's also some regal fun here – the Taste of the Kingsway in September is among the best festivals in the city.

Meet the Neighbours

Though most residents are working age (25 to 64), a sizeable seniors component speaks to the established nature of the area. Most homes are large detached homes with large lots and large trees… Notice a theme? Residents who can afford to buy here are, well, living large. New condos in the area will provide more (and more affordable) housing options, as well as deliver an influx of younger residents.

In the Area

With average home prices topping $1.28 million, and listings snapped up within days and almost always for asking price or more, Kingsway South is not exactly starter’s territory. However, a number of new condos in the area will open the door for some – but even those units will carry price tags befitting the area.

Planes, Trains & Automobiles

East- and southbound morning rush hour traffic in Kingsway South can be especially maddening… but wait, the Royal York subway station is right there, including a Kiss ‘n’ Ride at the west end, as well as the Old Mill station a little further east. For commuters who must drive, the QEW is just a kilometre or so south.

The Good, the Bad & the Rest

The Bloor St. strip in Kingsway South is among the most walkable in the city. Pubs, casual and fine dining, spas and salons, shops, two Starbucks, a Tim Hortons and more… Oh, and since you’re walking and not driving, stop in at one of the largest LCBOs in the west end, at Bloor and Prince Edward.

Dollars & Sense

Outstanding location along Bloor close to downtown, and halfway to burbs in the west. Proximity to trails means you’re minutes from biking, walking or running as far north or south as you care to venture. Not exactly the easiest of neighbourhoods to buy in, given the high housing prices. There’s ample paid parking, but don’t scrimp – enforcement here has to among the most militant in Toronto.

The Kingsway dates back to the 1930s. How can you not love a place that dates back to Gone with the Wind and The Wizard of Oz? Romantics, the line forms on the right.

Libraries may be an endangered species in some parts of Toronto, but not in Kingsway South. Brentwood recently underwent a major modernization and expansion to increase square footage by 30 per cent.
