NEIGHBOURHOOD

Riverview

Winnipeg

Introduction

Nestled into a curve of the Red River, Riverview is often described as Winnipeg's "village" area. This mature, residential community is bordered in the north by the Red River up to approximately Jessie Avenue. Shopping, dining, and entertainment options in the neighbourhood can be found along Osborne Street, which serves as its western boundary. The area is home to the world-class Riverview Health Centre.

Lifestyle

The mainly residential community of Riverview has enjoyed slow and steady growth over the years, with character homes found in the northern section and newer homes to the south. Active residents can take advantage of the plentiful green space and more than two kilometres of riverfront paths in this charming, established neighbourhood. Young professionals appreciate its proximity to Osborne Village and the city centre.

The Vibe

With a selection of older character homes as well as new builds, apartments, and condos, Riverview is a safe and attractive enclave with tree-lined streets, plenty of green space, and convenient access to the amenities of Osborne Village and downtown Winnipeg. Ample trails and river views along the northern, eastern, and southern boundaries of the community add to the area's charm.

Meet the Neighbours

As of the 2006 Statistics Canada census, there were 4,350 people living in Riverview, with one- and two-person households comprising just over 70 percent of the population. While all ages are represented and 745 census families reported having children, proximity to the Osborne Village commercial area and downtown – as well as a fair amount of condos and apartment buildings – offer strong appeal for young professionals and empty-nesters.

In the Area

Riverview School provides instruction for nursery to grade six students, while older kids attend Churchill High School. Along the western boundary of the neighbourhood, the Osborne Village commercial area features trendy shops, restaurants, and entertainment opportunities. The Manitoba Canoe and Kayak Centre offers paddling programs for ages eight and up and Riverview Health Centre provides rehabilitative, palliative, and long-term care in their impressive facility.

Planes, Trains & Automobiles

While most Riverview residents drive, almost 15 percent identified public transit as their primary form of transportation in the 2006 census. Winnipeg Transit route 95 - Tuxedo Riverview can be accessed along Eccles Avenue and connects westbound passengers to Fort Rouge Station and Polo Park shopping centre. To catch a flight out of town, expect a 20- to 30-minute drive out to the airport (70 minutes by bus).

The Good, the Bad & the Rest

The area's age is part of its charm, but with over 80 percent of properties built before 1960 and more than 40 percent of those before 1946, the style and upkeep may not appeal to everyone. As of 2006, the number of Riverview homes requiring minor or major repair was slightly higher than the Winnipeg-wide average. Newer homes in the south of Riverview may better suit homeowners desiring newer properties.

Dollars & Sense

A quarter of the properties in Riverview are rented, so there are opportunities for those seeking rental accommodation. The western border of Osborne Street provides a range of restaurant options from fast food to friendly pubs to fine dining, and a number of shops and entertainment venues are found here as well. As of the 2006 census, Riverview's average household income just slightly exceeded the Winnipeg-wide average of $63,023.
