The Vibe

A relatively new area by Winnipeg standards, 95 percent of the homes here were constructed after 1991. Ample lots, large houses, and beautiful parks lend to the prestigious, upscale feel of this family-oriented neighbourhood. While the residential development may be recent, the area's natural beauty gives it a more established feel. Royalwood is the first Winnipeg development to incorporate a wetland system with native plants and grasses within its borders.

The higher property values and quiet, natural setting of Royalwood draws many families and professionals. More ethnically diverse than some Winnipeg neighbourhoods, almost 20 percent of Royalwood residents identify as a visible minority and, being located within the Francophone region of St. Boniface, there is a substantial French-speaking population here. The community also boasts a higher-than-average presence of university graduates as compared with the Winnipeg-wide rate (2006 census).

In the Area

Residents of all ages enjoy the picturesque parks and paths of this welcoming neighbourhood. While the forest, parks, and river of Royalwood are a major part of its charm, this residential community also enjoys convenient access to the shops of St. Vital Centre – which is less than a 10-minute drive away. There are also restaurants like La Fiesta Cafecito and Sizzling Dhaba along St Anne's Road to the east.

Planes, Trains & Automobiles

The majority of Royalwood residents rely on their cars. In the 2006 census, more than 90 percent of respondents cited a personal vehicle as their primary form of transportation. For the small percentage who use public transport, the Winnipeg Transit route 96 is a convenient means of accessing St. Vital mall. The major thoroughfares of Bishop Grandin Boulevard and Perimeter Highway provide access in and out of the community.

The Good, the Bad & the Rest

Royalwood does not have a school or community centre to call its own, and while many believed a plot of land on Shorehill Drive was earmarked for a school, it ended up being developed into condominiums instead. However, residents united to challenge the developers through the Royalwood Residents Winnipeg - Save our Green Space and the developer worked to incorporate the residents' concerns and maintain the integrity of the land.

Dollars & Sense

Modern, spacious homes and attractive scenery make Royalwood a much sought-after area for families and other potential homeowners. This desirability is reflected in the higher-than-average real estate prices and an almost-nonexistent rental market in the neighbourhood. The average household income here exceeded $125,000, as of the 2006 census, with more than half of residents earning more than $100,000 per year compared to the Winnipeg-wide average, which was $63,000.
