Approved by the government of Manitoba in 2005, the Winnipeg suburb of Waverley West is being constructed over a 20-year period. When completed, it will feature seven neighbourhoods and a projected population of 40,000 residents. The designated area for development includes lands south of the westerly extension of Bishop Grandin Boulevard, east of Brady Road, north of the Perimeter Highway, and west of Waverley Street.
The Waverley West lands are being developed into seven attractive neighbourhoods that provide a mix of residential and commercial properties. The goal is to create a green, walkable community for residents of varying incomes, ages, and household sizes to enjoy. It is being designed with large detached homes, condos, apartments, lakes, playgrounds, parks, walking trails, schools, shopping, and traffic-calming measures to offer residents a safe and welcoming work/play environment.
Waverly West includes the neighbourhoods of Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Bridgwater Centre, and South Pointe, which are currently being developed, as well as the two undeveloped areas known as Waverley West B and D. This desirable suburb is a safe, quiet, family-oriented community with plenty of attractive green spaces and natural beauty. The shops, restaurants, and services of Bridgwater Centre will eventually become a convenient hub for locals.
Though it is a newer area, this developing suburban community is projected to eventually contain approximately 11,000 households and 40,000 residents, which, if it were a separate city, would make it Manitoba's third largest. A range of home prices and styles are being designed to attract a diverse resident base, but the quiet area with its modern conveniences is likely to primarily attract families, professionals, and retirees.
Waverley West provides an attractive mix of modern, urban conveniences in a peaceful, natural setting. The area is dotted with trails, playgrounds, and lakes to appeal to active residents, and Bridgwater Centre is being developed with a combination of retail services and high-density residential properties to create a vibrant and convenient walkable community. A short drive away, residents can access shopping, the University of Manitoba, and Victoria General Hospital.
Completed in 2014, the substantial $69.7-million-dollar Waverley West Arterial Roads Project included a series of road improvements to create vital transportation links, including the extension of Kenaston Boulevard. The plan also considered pedestrian and active transportation improvements to contribute to the creation of a walkable neighbourhood. With good access to transit and pedestrian and bike pathways, Waverley West is developing into a convenient and accessible suburb.
While the primary goals of the Waverley West Northwest Neighbourhood Plan were to create a diverse and walkable community with an efficient transportation system and environmentally sustainable growth, the project has met with some criticism in its ability to meet these goals. Critics feel the promise of high-density walkability has been limited through cul-de-sacs and green space buffers and that developers downplayed municipal costs while exaggerating potential tax revenues.
The large population of Waverley West will vary in terms of income. According to the Winnipeg Free Press’ Homes section, as of July 2015, properties in the area ranged from a more moderate $274,500 up to a whopping $1,499,999, with an average listing price of $530,611. While the area boasts some impressive luxury homes, nearby big-box stores like Costco and Walmart at the Linden Ridge Shopping Centre provide affordable shopping.
