4 Exciting New Mixed-Use Communities in Calgary
February 3, 2021
Calgary’s residential market is seeing a handful of creative new mixed-use communities pop up in locations that aren’t on the city’s brim, all with impressive master plans to say the least. Let’s talk about a few of those up-and-coming neighbourhoods and what they have to offer potential buyers, shall we!?
Greenwich – NW Calgary
Greenwich is a 59-acre master-planned neighbourhood found just past Bowness about 15 to 20 minutes west of the city centre. Featuring condos starting from the low $200,000s and townhomes in the $320,000s, residents of this up-and-coming mixed-use neighbourhood will not only be living in new construction relatively close to downtown, but also have convenient access to tenants like Calgary Farmers’ Market West and several other ground-floor amenities. Greenwich is an ideal community for those who want quick access to the foothills and mountains but don’t’ want to be too far from the city centre at the same time.
Trinity Hills – SW Calgary
Trinity Hills is an exciting new mixed-use community located not too far north of the West District at the base of the escarpment where you’ll find Canada Olympic Park. Find high-end townhomes starting in the $470,000s set amid an amenity-rich “town centre” that will feature Goodlife Fitness, Save on Foods and Mountain Equipment Co. as three debut tenants. Beat all the traffic and escape to the Rocky Mountains in just minutes, or head to work in the city centre and get there in a relatively short drive. WinSport’s facilities are also just a short walk away from Trinity Hills and include state-of-the-art fitness centres and provide several other recreational opportunities.
University District – NW Calgary
A large parcel of land owned by the University of Calgary has been under development for the past few years and is now turning into one of Calgary’s premier new mixed-use communities. The University District already has several townhome and condo buildings completed with listings on the market, and its central amenity corridor is beginning to take shape. Found just across the way from Market Mall, the University of Calgary and Foothills Hospital, the University District is an ideal neighbourhood for a wide range of buyers including young professionals and empty nesters.
West District – SW Calgary
A section of land that corners Old Banff Coach Road and 85th Street SW in the sought-after community of West Springs will bring thousands of new multi-family units and exclusive single-family residences to the southwest. Called the West District, this new mixed-use neighbourhood will feature a main amenity corridor, a central 8.4-acre park with a pond, and an “employment and innovation hub” with small to large office spaces. West District residents will enjoy quick-and-easy access to amenities galore along 85th Avenue SW such as the Westside Rec. Centre, Aspen Landing, and several strip malls along the way.
Multi-Family is Booming
With the global pandemic creating financial struggles for many Calgarians over the past several months, many have turned their eye towards more affordable properties such as condos and townhomes when considering a move in real estate. The communities mentioned above have a lot to offer buyers, and should definitely be on your “to check out” list if you’re in the market for a multi-family home!
That being said, Calgary’s residential market is currently undergoing dynamic changes as some sectors are seeing different benchmark price changes and inventory levels than others.
