With an ever-growing abundance of new home opportunities, Edmonton remains a beacon of growth in the country. Housing starts have been on a record-breaking pace, rising from 18,384 in 2024 to 21,337 in 2025 – an increase of 16.1 per cent, and the highest growth ever recorded.

Edmonton’s new communities have proven to be attractive to many new home buyers, particularly first-time buyers. Adding further fuel is the recent passing of the federal GST rebate program for first-time homebuyers. And one of the areas in Edmonton that will likely catch most of this growth is the booming Northeast Edmonton area.

With new communities like Crystallina Nera, Marquis and Marquis West and a host of well-established neighbourhoods in the sector, the northeast is primed to be a destination for those looking for a fresh start.

“Northeast Edmonton is an incredibly appealing place to start your homeownership journey,” says Tara Van Horn, Coventry Homes Director of Marketing and Communications. “It offers a rare combination of affordability, accessibility, and growth, which is exactly what many first-time buyers are looking for. With easy connections to Anthony Henday Drive and key employment areas, it’s a practical choice for those balancing work, lifestyle, and budget.”

Hot sector gets hotter

The fresh, dynamic, young northeast communities that have blossomed along Anthony Henday have been hot. This sector that used to be known more as an industrial part of the city is now gaining a reputation for offering a wide range of family-friendly, nature-centric, amenity-rich residential communities with affordable new home options.

The borders of the NE Edmonton quadrant are commonly seen as the Yellowhead Trail to the south, the city limits to the north and east, and 97 Street to the west.

Van Horn says Northeast Edmonton strikes the perfect balance between convenience, community, and affordability. “Residents enjoy easy access to schools, parks, shopping, and major roadways, while still having space to grow in a quiet, family-friendly environment.”

Coventry Homes offers a wide-array of home types here, particularly in the communities of Crystallina Nera, Marquis, and Marquis West. Their sister company, Impact Homes, also builds in Marquis and Crystallina Nera.

“Impact Homes focus is on laned homes with rear detached garages, specifically designed with first-time buyers and expanding families in mind. These homes maximize space and deliver great value, all while maintaining the feel of a traditional single-family home. Many of our homes also feature private side entrances, making them ideal for basement revenue suites or in-law suites, perfect for buyers looking to offset their mortgage or create flexible living spaces.”

New home living options

There are plenty of opportunities to find a new place to settle in this part of town, and there’s no beating the affordability of the suburbs when it comes to new homes.

One of the newest is Marquis West by NAC Group. Located in Northeast Edmonton near the beautiful North Saskatchewan River, Marquis West is a natural location for new homes. Residents will enjoy the best of both worlds – a tight knit community where connections can be made and easy access to all the amenities in the city.

It is just minutes away from the Manning Town Centre and the variety of established retail, dining, and entertainment options it offers, Marquis itself offers an idyllic respite from the hubbub with plans for a large central park with multi-use trails, a park and green space for community gatherings.

Then there is Crystallina Nera, it is one of Northeast Edmonton’s more established communities, offering a mature streetscape, completed amenities, and a strong sense of community. For buyers who want the comfort of a neighbourhood that’s already come to life, this is a great option. “Opportunities here are becoming more limited as it nears its final stages,” Van Horn says.

Marquis brings a more natural, serene setting, with plenty of green space and water features. It’s ideal for buyers who want a quieter environment while still being connected to the city. The community is still growing, giving buyers the chance to be part of its early evolution.

“From Marquis it’s a short drive across the Anthony Henday to Manning Towne Centre, which has all of the shopping, dining and entertainment amenities,” she adds.

First-timers’ paradise

The Northeast brings plenty of opportunities especially to first-time homebuyers who can now take advantage of the federal program offering GST rebates on their new home purchases.

Coventry Homes and Impact homes certainly have an abundance of home models that can suit their needs. In fact, many of Impact’s two-storey detached garage homes feature luxurious front elevations and open concept floor plans. Offered in Tudor, Prairie, Craftsman and Colonial models, they certainly command curb appeal.

Both builders also offer Quick Possession homes with a range of availabilities: Available Immediately, in 30 days, in 90 days, or 90+ days. “This flexibility allows buyers to move in according to their timeline while still securing a brand-new home,” she adds.

Impact Homes is part of the Coventry Group, which means buyers have the opportunity to visit the established Coventry showhomes in Marquis, Marquis West or Crystallina Nera to see the quality and design that Impact brings to laned homes, Van Horn notes. Impact Homes builds in Marquis and Crystallina Nera.

“We’re seeing a lot of interest from first-time buyers, young families, and even some downsizers who appreciate the simplicity and functionality of laned homes. Features like rear detached garages and private side entrances make these homes ideal for basement revenue suites or in-law suites, adding flexibility for growing families or extra incomes.”
