Buy with confidence by researching builders

If you are searching for a condominium, congratulations! We have some of the finest builders in Canada creating condominium communities right here in Southern Ontario. Of course, as you look around, you have your must-haves in mind, such as location and price – but remember to include builder reputation among your criteria. This is a critical factor in making a choice that will keep you happy for years to come.

As a condominium is likely one of the biggest purchases you will make in your lifetime, you want a builder that will provide you with excellent service before, during and after your move-in date. Nowadays, that task is easier than ever, with the Internet at your fingertips. Read whatever literature you can find, including builder profiles and histories. These are often found on their websites, in their brochures and on panels on their sales office walls. Sales representatives are also a great source of information when it comes to the companies’ experience and track record for service. As the voice of the builder/developer, they should be happy to answer all of your questions to help you make an informed decision.

In the meantime, while we wait for sales centres to reopen after the pandemic, you can search the BILD website to find out if the builder is a member of this Toronto and GTA association. Word of mouth is also a powerful tool – if you know people who have purchased from the builders you are considering, ask them how they were treated and whether they were happy with the finished product. You can also drive or walk by condominiums these builders have completed to see for yourself how they look, whether they are architecturally harmonious with their surroundings and are nicely landscaped. If the condos have been there for a while, how have they aged?

So, what makes a good builder/developer? One thing to look at is longevity. Excellent quality and top-notch customer service carry them through economic cycles, which can be a source of confidence for buyers. Some have been in business for decades. Newer builders also offer superb opportunities as well. Many are led by principals who have years of experience in condo development, and they all have to uphold the stringent standards set out by Ontario Building Code.

For this major purchase, your shopping adventure should result in finding you the most value for your budget. Making your list of must-haves is important, and builder reputation should be part of it. A well-thought-out approach is best, which requires you to do some “homework.” You want the very best location, price, amenities, suite appointments and service that fit your needs. Remember that a builder’s past can affect your lifestyle future.
