Daytona Homes: Keeping pace with Cochrane’s growth

Daytona Homes is making a serious push to be Cochrane’s top new homebuilder as it expands into more communities and offers more new home options in this rapidly growing Western Heritage town.

Cochrane, just 20 minutes west of Calgary, is one of the hottest growing municipalities in Alberta, enjoying an estimated 22.6 per cent population increase in the last five years. Daytona Homes is aiming for a bigger share of the market as it strengthens its presence in the young and rapidly growing Cochrane communities of Heartland and Southbow Landing.

“Daytona has long term commitments to the town of Cochrane, and we are on track to have around 100 starts there this year,” says Tyler Warner, Sales & Marketing Manager at Daytona Homes.

Add in the fact that there is some more affordability than Calgary, and you can see why it has been growing so rapidly.”

Despite all its growth, Cochrane has retained much of the small-town charm that has made it so attractive to homebuyers in the first place. The town hosts plenty of events throughout the year to keep the bonds of community strong, including Culture Fest in the fall, and their Discovery Days that tells of the history and culture of Cochrane is one of the most popular.

Southbow Landing’s charms

Southbow Landing is one of the youngest communities in Cochrane. Developed by Qualico Communities, this young community on the south part of town opened its first showhome parade last year, including front-attached garage and duplex homes from Daytona Homes.

“In Southbow, we have our front attached garage showhome, as well as our 2 duplex showhomes so we can really showcase the different product lines and different styles,” Warner says.

The 2,259-square-foot The Austyn R front-attached garage showhome here brings all the class, style, and functionality that Daytona Homes has built a name for. The L-shaped kitchen counter with a central island brings so much convenience and entertainment possibilities. While their Breeze and Canyon II duplex showhomes mix elegance with affordability. “Our Breeze duplex showhome even features a legal basement suite.”

Heartland’s heartbeat

Heartland, now developed by Rohit, is one of the more established communities in Cochrane. Located on the western part of town, it already has a full set of amenities surrounding it, including a lively commercial centre at its entrance. Winding nature pathways offer quiet solitude and showcase Cochrane’s enviable close-to-nature attributes. A soon-to-open dog park is one of the most highly-anticipated events this fall.

Heartland’s latest phase just opened, and Daytona Homes’ Palisade II was one of the biggest hits at the launch.

“Our new showhome in Heartland has a 3rd storey loft which we themed as a gaming room. We even have a functioning arcade style street fighter game up there that the kids have been loving,” Warner says.

Catering to buyers needs

Lately, though, with the introduction of our duplexes and laned homes we have seen an increase in first-time buyers, especially now that the GST rebate is in effect. We always make sure to have a mix of quick possession homes at various stages of construction so that our buyers have options both on timelines, and price point,” Warner says.

To lower the upfront cost of buying a new home for young Canadians and spur the construction of new homes across the country, the federal government is eliminating the Goods and Services Tax (GST) for first-time home buyers on new homes up to $1 million and reducing the GST for first-time home buyers on new homes between $1 million and $1.5 million. This measure is expected to deliver $3.9 billion in tax savings to Canadians over five years, starting in 2025-26.
