Edmonton is growing at an astonishing pace, and it’s not expected to slow down anytime soon.

According to a REMAX report, Edmonton’s population has increased by almost 87 per cent since 1994, the second-highest growth rate among Canada’s nine largest cities during that period. And with its continued affordability and strong economy, growth through 2026 and beyond is assured.

Fuelled by immigration from within Canada and abroad, Edmonton shines because of its cultural vibrancy, abundant green space and plentiful opportunity to find a home and community to settle in with relative ease.

The wide range of housing types available to own in some of the most dynamic new communities in and around the region also plays a big factor in attracting newcomers. You can find a home that fits your lifestyle in Edmonton – from starter to estate homes and everything in between. Edmonton new home builders offer everything from condos, townhomes, duplex, laned and front-drive garage homes in a variety of styles and lot sizes.

Apartment condos

Whether it’s a downtown tower, an inner-city mid-rise or a lifestyle-connected four-storey condo in the suburbs, single-level apartment style living offers a rich, fulfilling option for new home buyers who are keen on experiencing life’s every aspect.

Today, apartment condos have evolved from just the traditional four-storey wood frame building, and many now offer a complete lifestyle package with tons of in-house amenities. They are thought of less as crash pad where one sleeps, to a home that offers a high quality of life.

In Edmonton, a name that has become synonymous with elevated apartment condo living is Carrington Communities. Townhomes

Townhomes are a lot of things for a lot of people, but its inherent affordability is what makes it one of the hottest selling types of homes right now.

For one thing, townhomes are offered in a wide variety of styles that work for different kinds of lifestyles. They may be stacked on top of each other; or sitting side-by-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there are those that don’t.

Townhome buyers love the fact that they can get a two- or three-bedroom (increasingly, even four bedrooms) home for a lower price than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages, which is a big bonus.

There is a wealth of new townhome developments in many of the newest communities in and around Edmonton, so location is not a problem. Duplex homes

Edmonton’s homebuilders have different names for the duplex. Some call it a side-by-side home, a semi-detached (or semi-attached) home, or even a paired home. No matter what it is called, its flexibility, functionality, and perhaps most importantly, its affordability has made it a perennial best-seller.

A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is a gap between the adjoining walls of the homes to lessen sound transfer). Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price.

“A duplex home offers a balance between privacy, potential income (basement suite opportunities) and affordability while enjoying a spacious home that’s your own,” says Lindsey Wachowicz, Brookfield Residential Senior Marketing Manager, Edmonton.

“This type of home is typically more affordable than a laned or front garage home making it a great option for first-time buyers or those looking to enter the real estate market,” she adds. “Certain costs, such as maintenance, roofing, or landscaping, can also be shared with the owner of the other side, reducing the financial responsibility. There are also no condo fees.”

Currently in Edmonton, Brookfield Residential has four available models ranging from 1,424- to 1,769-square-feet. “They all have 3 bedrooms with 2.5 baths; however, a basement development or basement suite provides the opportunity for an additional bedroom and bathroom. Laned homes

Laned homes have been the darling of the new homebuyer set for almost as long as there has been a new homebuilding industry. This type of home usually has a porch or veranda facing the street, or big front windows with unencumbered view of the front yard. It also has a parking pad or detached garage with rear lane access, and it has always been the preferred first home for many.

Traditional designs have typically been utilitarian with three bedrooms and two-and-a-half baths with an open concept main and a basement development option. But lately, there has been a noticeable change in the design.

Over the last decade or so, it was rare to see laned homes larger than 1,500 square-feet in Edmonton. But today, as lifestyle needs of buyers continue to evolve, laned homes have gotten bigger, offering more living space than ever before, many coming with options for spice kitchens, and main floor bedrooms, and more.

While they may no longer fit neatly into the category of starter homes, they still represent a more accessible option for budget-conscious buyers compared to their front-attached garage counterparts.

For Dalyce Keen, Sales Manager, Jayman BUILT Edmonton, laned homes represent “affordability without the compromise,” as homeowners “gain complete privacy while not being attached to another dwelling or sharing outdoor living spaces.”

Front-Drive Garage (FDG) homes

Any home can be a family home, but the front-drive attached-garage (FDG) home remains to be at the top of the list – certainly among families. These types of homes are as ubiquitous as the suburbs they are generally found in, and they remain at the apex of the home-buying cycle.

But in these days when affordability is a challenge, homebuilders are getting more creative in their designs of the FDG. The key it seems is flexibility in floorplans and adding value to the home, specifically making the most use of the home to work as a partial rental property or as a multi-generational home where aging parents can stay.
