Finding zen in Rockland Park

Buzz is at an all-time high for ZEN Rockland Park with the new sales centre opening this July in what may just be the most hotly anticipated new community in the northwest.
ZEN Rockland Park is everything fans of Avalon Master Builder’s line of ZEN townhomes could hope for. It combines the sustainable, affordable, and well-built characteristics of a typical ZEN townhome with the fantastic views and amenities of this community tucked in a nature-rich corner of the northwest.
“In Rockland Park, we’re building our stacked townhome product, similar to the townhomes we currently sell in Cranston’s Riverstone and Seton,” says Avalon Master Builder sales and marketing lead, Marni Chenier. The new sales centre gives a preview of what can be expected in this latest ZEN townhome when the showhomes open later in fall this year.
ZEN Rockland Park will consist of two-storey energy-efficient townhomes, some with private rooftop patios and/or third level developments, and all with private fenced backyards. There will also be single-level flats with outdoor patio space.
ZEN Rockland Park will have seven floorplans to choose from ranging from 500 to 1,700 square feet. Prices start in the $170,000s for single-level flats and from the $300,000s for two-storey townhomes.
ZEN Rockland Park gives Avalon the opportunity to try out new innovations for their stacked townhome products. “We’re offering a couple of variations on our floorplan options in this community; third-level development with an extended rooftop patio. The other difference is the setting. In Rockland Park, our site overlooks the Bow River with views of downtown Calgary and Canada Olympic Park. ZEN Rockland Park offers estate-living views at starter home prices,” Chenier says.
Sales have been steady since pre-selling began last year. “We’ve now released two buildings, and we’ll be releasing a third building later this summer,” Chenier says.
“Our buyers are primarily first-time home buyers and right-sizers. These are also great townhomes for an investment,” she adds. Avalon has started a Live Up/Rent Down campaign that encourages investors to buy both the upper stacked unit and the single-level suite below it. “They can have the upper unit to live in, while renting out the lower unit.,” Chenier says. Beginning July this year, Avalon is offering a one-year rental guarantee on our lower-level living flats, she adds.
ZEN Rockland Park offers an affordable way in getting in on the ground floor of what promises to be the premier new community of the northwest. In fact, Rockland Park will be the first master-planned community in the northwest in 10 years.
Brookfield Residential is developing this new community, overlooking Bearspaw and Bow River Reservoir, with proximity to vibrant shopping and year-round recreation. Rockland Park will provide access to activities at a variety of parks and pathways in a sought-after locale on the west side offering city and mountain views.
Rockland Park is 464 acres with 120 acres dedicated to parks and greenspace. No matter where you buy in the community, you will only be a two-minute walk from greenspace. “Rockland Park has plenty of parks and pathways. It’s a place where you can bike in the warmer months and ski and go sledding in the winter months. This community was design for a year-round active lifestyle,” Chenier says. “The community will also offer plenty of amenities, shops and services along with a Homeowners Association with an outdoor swimming pool.”
ZEN Rockland Park is being built in Phase 1, close by the storm pond on the southeastern edge of the community.
