Fish Creek Exchange & Park South by Graywood

Having two condominium projects that puts nature at your doorstep, but also provides buyers with a selection of sizes, styles and various possession times to suit their differing needs, is spelling success for Graywood Developments.

The Toronto-based company’s first launch in Calgary began with apartment-style condos and townhomes at Fish Creek Exchange, quickly followed by the launch of Park South – featuring a collection of condos and townhomes slated to start construction this summer. Both projects are located on the east end of Shawnee Park in southwest Calgary.

“Fish Creek Exchange has been so well received, our first building only has a handful of move-in ready suites remaining,” says Patrick Briscoe, Graywood’s vice-president of development. “We’re over 75 per cent sold out of our second building, and in May we will be starting possessions. New for 2020, Graywood’s designers have crafted new colour palettes, features and finishes for Park South suites and townhomes, plus buyers will have the ability to personalize by mixing and matching. Graywood’s Presentation Centre’s one-bedroom plus den and two-bedroom showsuites are being renovated to showcase the new look with a grand opening expected in March.

But features and possessions aside, Briscoe says the number one reason why buyers choose Fish Creek Exchange and Park South is the location.

“They fit our tagline ‘last great Fish Creek Park address’ because there really aren’t many opportunities left to live in a new condo or townhome in this close proximity to Fish Creek Park,” Briscoe comments. “Buyers love having the convenience of trails minutes away, plus they’re only a few minutes’ walk to the Fish Creek/Lacombe LRT station.”

The condos present a variety of styles to choose from with suites ranging from 583 to 1,432 sq. ft. with one- to three-bedroom designs starting from the low $200,000s. Meanwhile, townhomes range from 1,235 to 1,706 sq. ft. with two- and three-bedroom layouts, priced from the $390,000s.

Each suite/townhome features upgraded stainless steel appliances, quartz countertops, durable luxury vinyl plank flooring, insuite laundry, nine-ft. ceilings, private patios and balconies and, for the condos, underground heated parking and storage. Townhomes feature double car garages, and can also accommodate rear garages.

Each condo building has an outdoor courtyard with lounge chairs, barbecues and a community garden where residents can gather. The townhomes front a parkette and have pathways that connect them to a landscaped buffer and pathway system linking to Fish Creek Park.

Briscoe notes since both projects are in Shawnee Park, residents can enjoy established amenities with LRT, parks and walking trails, shops, services, groceries, entertainment options, and schools just minutes away. Plus, the condo buildings in Fish Creek Exchange have ground floor retail for neighbourhood conveniences.
