New-home builder Geranium recently joined City of Pickering Mayor Ashe and members of Council, together with Durham Region representatives, to announce the beginning of construction at Clarehaven Estates in Claremont, North Pickering.

Clarehaven Estates was the fastest selling luxury lowrise community in the GTA with homes priced of more than $2 million in 2023-24. Sixty per cent of the 70 homes were sold between October 2023 and March 2024, according to Geranium, and to date, 68 of 70 lots have been sold.

Strong sales pace

Cheryl Shindruk, executive vice-president at Geranium, attributes the strong sales pace to a high demand for spacious homes set on expansive 100- by 300-ft. lots, nestled in a picturesque countryside amidst abundant amenities. “With the strong market response and successful sales program, we are pleased to commence construction and are aiming to begin welcoming new residents in the fall of 2025 and complete home closings by the end of 2026.”

Clarehaven Estates has an exclusive collection of bungalows, bungalow-lofts, and two-storey homes featuring Traditional, Transitional and Contemporary architectural styles. These residences offer diverse layouts that balance private sanctuaries with communal areas, boasting luxurious interior finishes. Originally priced from $2.3 million, Clarehaven Estates attracts discerning buyers, including families looking to upgrade to homes designed for modern living, capable of comfortably accommodating multiple generations.

“The commencement of Clarehaven Estates marks an important step in bringing more housing supply and diversity to Pickering,” says Mayor Kevn Ashe, speaking at the celebration. “Pickering is slated to be one of the fastest growing municipalities in the region, and this neighbourhood will welcome families and community members who are seeking this unique collection of housing types, alongside the natural beauty and historical charm of the Hamlet of Claremont. We are thrilled that this development will include a new neighbourhood park, where all community members can gather and connect.”

Land development approach

Shindruk credits the company’s sales success to its consultative land development approach, refined over Geranium’s 47-year history. “As a vertically integrated land developer and homebuilder, Geranium eagerly embraces the responsibility to create planned communities that both respect and enhance their surroundings. With collaborative input by Pickering’s City staff, Regional staff, Council, various government departments, neighbouring residents and a skilled consulting team, we have meticulously crafted a vibrant new neighbourhood that welcomes new families into the community fabric.”

The sales success of Clarehaven Estates is bolstered by its estate-size lots, luxurious design elements, and competitive pricing. Homes range from 2,557 to 5,149 sq. ft., offering a variety of desirable features such as elevators, ground floor primary and guest suites, dedicated office spaces and spacious five-bedroom layouts. Each home includes premium amenities, such as expansive rear yard loggias, three-car garages and every bedroom equipped with private or shared ensuites. Elevated interior finishes further enhance the built-in value of these residences.

Clarehaven Estates is surrounded by nature and close to shopping, golf, ski resorts, hiking trails and Markham-Stouffville Hospital. In addition, Toronto is a 30-minute drive easily accessed via Hwy. 407, and the site is near GO Transit and bus services.

This fall, Geranium will launch sales of Belwood Estates, a prestigious estate home community nestled in the picturesque Fergus-Elora area, west of the GTA. These residences will revive the sought-after features of Clarehaven Estates, offering expansive lots more than 100-ft. wide amidst a serene natural backdrop and high-end interior finishes, complemented by convenient access to modern amenities.
