Arena deal

The city of Calgary, Calgary Sports and Entertainment Corporation (CSEC) and Calgary Exhibition and Stampede Ltd. have agreed to fundamental terms and conditions for the development and construction of an event centre in east Victoria Park. The $550-million cost will be split 50/50, with the city retaining ownership of the new building. Groundbreaking slated for 2021, opening date to be announced.

Four reasons to use a lawyer for your new-home purchase

  1. A lawyer will ensure the buyer receives precisely what they have contracted to purchase, including title to the property that is free of any unintended financial encumbrances, liens or other issues.
  2. A lawyer will be able to coordinate various parties, including the seller, buyer, buyer’s lender, condominium corporation and the buyer’s insurer, to facilitate the closing of the transaction as scheduled.
  3. A lawyer will be there to answer your questions and explain the process and documentation to you. They can address minor issues that may arise by negotiating for proper resolutions or putting in place appropriate mechanisms and security to ensure the seller fulfills their obligations.
  4. The cost of a lawyer is very often less than half a per cent of the price of the home. It is well worth the investment to have someone advocate solely for your best interests without being motivated by other parties or by commissions that are only paid if the transaction closes.

My name is Luka

Homes by Avi’s new feature home, the Luka, is now open in the southwest community of Belmont. It’s just like the Gabriel model, says Homes by Avi marketing and communications specialist Kim Trim, with all the same great innovation, value, and a price starting from $392,900.

Both homes encompass timeless design as the company marks its 40th anniversary. “The Luka is great for new-home owners who love the Gabriel but want something smaller and lower priced,” says Trim.

The home measures 1,859 sq.-ft, with three bedrooms and two-and-a-half baths. Practical features include a walk-through pantry from the garage, an extended kitchen and nook, walk-in closets in every room, and a large upper laundry room.

Cardel Shawnee Park

Down in Shawnee Park, the 2018 BILD Calgary Community of the Year and Best Show Home Parade winner, Cardel, construction activity is well underway in the new Phase 7 along with the new park, says area manager Jon Mortier. Deep servicing and sidewalks are now complete, he says. Cardel is hoping to complete landscaping in late October, early November – weather permitting, of course. “You will likely see home construction starting in late September, early October, on the two lots that are currently sold,” says Mortier.

Phase 7 includes 23, 40-ft.-plus-wide, single-family lots.

“These are good opportunities for bungalows and even a few lots are available for the Addison triple-car garage model,” he says.

“It is the last opportunity within the entire project to own a front attached garage home along the beautifully landscaped Shawnee Boulevard.”

ELLA – Kelowna’s first true ‘skyscraper’

It’s no secret Calgarians love Kelowna, with many owning property or timeshares in the area. Mission Group, the Okanagan’s leading real estate and development company, poured the final concrete July 30 for ELLA, an upscale condominium tower in the heart of downtown Kelowna.

The 20-storey, award-winning residential highrise is expected to be complete in early 2020 and is the first condo tower in downtown Kelowna’s historic Bernard District. ELLA features 116 condo suites and was 86 per cent sold at time of writing. Some lake view, two- and three-bedroom homes are still available. Suites range from 1,100 - 2,100 sq.-ft.

“Kelowna has a booming tech sector and many in their 30s and 40s are also re-locating here. Kelowna is a growing city that is no longer just attracting retirees,” says Jessica Sorrell, director of sales and customer experience, Mission Group.”
