Some people want to live near the shopping, dining and the cultural opportunities of the city, some people love the parks and amenities of suburbia, and some crave the neighbourliness of a village. Many of us desire to live more in harmony with the planet, in a healthy, sustainable community. But what if you want all of these things? Well good news for you, because the many master-planned communities in Metro Vancouver deliver all of these benefits, and more.

A major trend for master-planned communities is turning the acres of parking lots surrounding malls into high-rises that take advantage the existing retail and entertainment spaces, and upgrading them to the latest and greatest shopping, dining and lifestyle spaces, right at the front door of the lucky residents. Shape’s latest venture in this realm is a partnership with Cadillac Fairview to revitalize the RC at CF Richmond Centre. A 27-acre master plan will build on the vibrant energy of CF Richmond Centre, with world-class homes and amenities anchored by Richmond’s first retail high street and public plaza. “Master-planned, transit-oriented communities are the future,” says John Horton, President and CEO, of SHAPE.

Concord Metrotown’s plans include Grand Tower, poised to become BC’s tallest residential building, bringing 65 storeys of sophisticated living to the neighbourhood and raising the bar on urban luxury. But Grand Tower is also so much more than an iconic high-rise. As part of the Concord Metrotown master planned community, Grand Tower residents will live in oasis that places a firm focus on holistic health and wellness. Concord recently release the Sky House Collection of residences that soar above the clouds at the pinnacle of the Grand Tower, inhabiting the 40th to the 65th stories.

Farther east in Burnaby, Ledingham McAllister’s 60-acre master-planned community, Southgate City, in Edmonds is releasing homes in the second tower, Azure 2. In this master plan, over half the land area is dedicated to greenspace, and the community is equipped with shops and services and a fully programmed community centre.

On the North Shore, spanning half a kilometre of waterfront, North Harbour is a 12-acre master-planned, mixed-use development will transform one of North Vancouver’s final marquee shoreline sites into a remarkable neighbourhood for residents, businesses and visitors. Concert is also at work in Burquitlam. Located steps to the Burquitlam SkyTrain station of the Evergreen Line, the Heart of Burquitlam is Concert’s master plan created in partnership with the YMCA of Greater Vancouver and the City of Coquitlam. This mixed-use urban village includes a YMCA, a 31-storey rental building as well as a landmark 50-storey condominium tower, Myriad.

In Vancouver, Cambie Gardens by Onni offers a truly idyllic setting between Cambie and Heather Streets from West 57th to West 59th Avenues. Its gently terraced landscape has been crafted into a unified neighbourhood full of public and private spaces. Urban boulevards, quiet tree-lined streets, as well as countless pathways for bikes and pedestrians, welcoming central plazas, strolling pathways, open green spaces, and a charming mix of retailers, Cambie Gardens will have everything you need, right at home.

Aldergrove Town Centre is now preparing to launch pre-sales. This creekside master-planned community by Janda Group is located in one of Langley’s most charming and historic neighbourhoods. Phase I includes a high-density centre that will impress with four mixed-use buildings ranging from six to ten stories tall, urban conveniences like locally curated shops and restaurants, and unique benefits for residents and visitors alike, including a standalone daycare and trails alongside the adjacent Bertrand Creek. “With Aldergrove Town Centre, we’re creating a vibrant heart in one of the Lower Mainland’s most convenient locations, one that balances the modern excitement of city life with the charm of country living just a stone’s throw away,” says Janda President, Sonny Janda.

Brickwater Village in Maple Ridge has just released its final Phase Four homes, so this is your last chance to own in this popular community. Also in the burgeoning Maple Ridge region, you’ll find ERA, which has recently sold out of Phase One. Coming soon will be Phases Two and Three, the next steps in the seven Phase master-planned community that is redefining residential living in Maple Ridge.

Another ambitious project bringing urban sophistication to a beautiful country setting is Vesta’s Latimer Heights. The elegant European-style village features mixed-use lowrise buildings, including many boutique shops, places to dine or grab a quick bite, and all your everyday services. The Latimer Heights community recently added The Towers at Latimer Heights, two elegant high-rises, offering expansive views and luxurious amenities to the village, and creating Langley’s first tower residence community.

Some of the most exciting new communities are along the Sea to Sky corridor. Redbridge by Kingswood Properties features inviting spaces and resort-level amenities designed to pursue your individual goals and create meaningful connections with others. Phase 1 Cove and Phase 2 Pine are sold out, and Redbridge is now selling Peak, the final condo building coming to the south side of Redbridge, and Tide, a limited release of waterfront villa homes.

Just 15 minutes north, Adera’s Britannia Beach is a long-anticipated collection of only 73 family-sized two- and three-bedroom townhomes that range from two-bedroom to family-friendly three bedrooms. At the heart of this new project is the revitalized retail village, including a planned grocery store, brewpub, and daycare. Explains Adera’s Vice President of Sales and Marketing, Eric Andreasen, “The commercial amenities that will be the heart and soul of our residential project. What was once a dining room and bunkhouse, theatre, church and school will be transformed into modern-day necessities that we’re proud to bring to this evolving, master-planned community. It all goes back to honouring, complementing, and respecting the area.”
