MOD launches boutique towns at 55C Bloor Yorkville residences

Toronto development firm MOD Developments has launched a collection of 10 luxury townhouses at 55C Bloor Yorkville Residences. Starting from $1.3 million, the units average between 1,009 and 1,684 sq. ft., with two storeys of living space.

Nestled quietly off of Charles Street, the townhouses have a grade-related entrance which is accessible from the landscaped private mews or from Macy Dubois Lane. Inside, each townhouse will have a “back door” which connects to a ground-floor corridor. From here, residents will have access to the concierge, lobby, underground parking garage, and more than 20,000 sq. ft. of amenity space.

Variety of designs

“It was always the intent to have a variety of unit designs and sizes at 55C, and the townhouses were envisioned from the beginning as a sophisticated blend of the urban aesthetic of the tower suites, combined with the features of a two-storey home in terms of accessibility and spaciousness,” says Gary Switzer, CEO of MOD Developments. “The desire for home offices and outdoor living space in light of the pandemic is somewhat coincidental, though creates an important conversation about the downtown housing market and affordability.”

Over the past year, Toronto has quickly seen townhomes become one of the most sought-after properties in the GTA due to a large majority of the population having to work remotely. The Toronto Regional Real Estate Board’s recent homebuying intentions poll showed that three-quarters of respondents were interested in buying a more “ground-oriented” home to better separate their personal life from their workspace.

Happy medium

“The detached home market is seeing a surge in popularity, however, there is still an issue of affordability,” says Noorez Lalani, president of MOD Developments. “Townhouses provide a happy medium between detached homes and condominiums. Having this housing type, at this price point, steps away from Yonge and Bloor makes these homes exceptional.”

55C Bloor Yorkville Residences, designed by architectsAlliance, comprises 48 storeys and 641 units. Luxury amenities include a fully-equipped gym, yoga studio and a multi-purpose, indoor/outdoor lounge. The project is under construction and will be completed in 2023.
