The Calgary region saw several new communities launch in 2023, and though these brand-new developments may not have the name recognition as say a Mahogany, Seton or Livingston, they, for many, may present the best opportunity to own a new home this coming year.

Silver Spruce, Greystone (find out more about this community in the cover story of this issue), Southbow Landing, Vantage Rise, Lewiston, Wildflower – they’re just a few of the new communities in and around Calgary that were launched, or started sales, or introduced their first show homes in 2023. Calgary New Home + Condo Living were there to cover their introduction and it would be fitting to end the year with a roundup of these exciting new developments. Here are the new communities to look for in 2024.

Silver Spruce

Apex Developments is excited to introduce their newest development, Silver Spruce, which promises to bring a new and exciting chapter in the continuing growth of the southwest.

Located next door to the well-established neighbourhood of Silverado, just off Sheriff King St. SW, Silver Spruce will provide a much-needed opportunity to buy new-build homes in an area that had long been built out.

Presales began in 2023, and it has sprinted out of the gate. “Silver Spruce, the exquisite new SW Calgary community, presents a captivating array of housing options and designs, tailor-made to suit your lifestyle and preferences,” says Apex Developments Coordinator, Michelle Wilken.
Silver Spruce will have approximately 369 homes across 16.8 hectares (41.4 acres). “The vision for Silver Spruce is a residential neighbourhood that reflects the existing character of Silverado by creating an environment where residents can live in their dream homes while being well-connected park spaces within close walking distance,” she says.

The first phase of the development will feature front-drive homes from Brookfield Residential and Excel Homes. Go to silversprucecalgary.com for more information.

Rangeview by Genstar

There are two communities named Rangeview in the southeast, the one developed by Genstar just held their grand opening early last fall.
“We’re so excited to finally be able to show the public all that Rangeview by Genstar has to offer,” says Christian Orme, sales and marketing manager at Genstar. “There are 10 new showhomes to explore from duplex, laned and a front-drive garage showhome that will open on December 9.”

The builder group of Excel Homes, Homes by Avi and Truman is joined by Cardel Homes who will also have a front-drive garage showhome.
Rangeview’s unique urban design features integrated regional pathways, thoughtfully re-naturalized landscaped parks, ponds and activity centres to truly make Rangeview a complete community that your family will want to call home. “A focus on value and timeless design that puts a premium on community connectivity is what Rangeview offers,” Orme adds. Genesis’s Lewiston Community Breaks Ground

Genesis Land and its builder partners broke ground in Lewiston, a new mixed-use community going up in the Keystone Hills area of northeast Calgary.

The Northeast Calgary neighbourhood, with an expected population of more than 3,500 residents, helps with housing affordability while showcasing best practices in environmental and sustainable development, including a 30-acre park built around a wetland.

“This is a big day for Genesis as we look to launch the first of our next generation of communities, which are not your parents’ suburb,” said Iain Stewart, CEO of Genesis Land. “They are greener, more complete, compact, scaled to pedestrians and inclusive to people at all stages of life.”
On hand at the event were founding builder partners Genesis Builders Group, McKee Homes and new to the roster, Sterling Homes. They were joined Ward 3 area Councillor Jasmine Mian and Genesis’s executive leadership team.

Qualico unveils two new communities

It was a busy 2023 at Qualico Communities Calgary. The vaunted land developer broke ground on June 28 in Vantage Rise in Airdrie, and on July 20 they followed up with the unveiling of the much-anticipated Southbow Landing in Cochrane.

Vantage Rise is in the southwest quadrant of Airdrie and is its second development in this bustling city just north of Calgary after Ravenswood.
The first quarter section of Vantage Rise will include 160 acres (65 hectares), four phases, and will house roughly 1,200 homes and 3,000+ residents. Home types will include Front Garage Homes, Laned Homes, Townhomes, and multi-family housing.

Qualico Communities Calgary has made its largest land purchase in Cochrane, Alberta to date, with 545 acres that will be used to develop a future master-planned community called Southbow Landing.

Jeff Genung, Mayor of Cochrane, says he is thrilled by the new community. “The development holds tremendous potential and promise. It will not only shape the physical landscape, but we envision a vibrant hub full of opportunities where families will flourish and businesses will thrive,” he said during the groundbreaking ceremonies.

Southbow is a 545-acre master-planned community that will include three future school sites, over ten kilometres of pathways, four parks, and extensive environmental reserve areas. Its central commercial area will be the largest on the south side of Cochrane providing additional amenities for future homeowners and existing Cochrane residents. Airdrie welcomes Minto Communities’ Wildflower

New home opportunities in Airdrie continues to grow as Minto Communities introduces Wildflower. Three new front-attached garage showhomes from the Minto, the developer and exclusive builder of Wildflower, opened recently.

“Wildflower represents the pinnacle of West Airdrie’s residential innovation—a community meticulously designed to be forward-thinking, sustainable, and pedestrian-centric. From its elevation at Airdrie’s highest point, residents will have unparalleled panoramic views of both the city and surrounding mountains,” says Greg Mills, President, Minto Communities Calgary

Wildflower is a ‘complete’ community slated to have 2,300+ doors, he adds. “Our diverse housing options include spacious single-family homes, townhomes, and condos. These options are designed to accommodate individuals and families at various life stages, ensuring that Wildflower remains an inclusive community accessible to everyone.”

Demand has been strong, and Minto says they are down to their final handful of single-family homes in Phase 2. Go to minto.com to find out more.
