New communities show Calgary's growth in 2025

Calgary continues to grow at an astounding rate, as the southern Alberta city remains attractive to homebuyers looking for affordability. This growth can be easily charted in the several new residential communities that opened in 2025 where New Home + Condo Guide attended no less than 14 new community launches.
These new communities are found in all quadrants of the city, many developing in areas adjacent to the Stoney Trail ring road making them easily accessible.
These new communities are a direct manifestation of Calgary’s growth. Over the last 20 years, the city’s population has grown at a yearly average of 2.46 per cent, and some say that if that pace continues, Calgary - with a population today of around 1.6 million – could hit the two-million mark by 2034.
The following is a rundown of some of Calgary’s newest communities that launched this year and help new homebuyers find their place in the city’s growth.
Northwest
The northwest saw some of the most exciting growth this year as the vital corridor of 144th Avenue is completed from Sarcee Trail SW to 1st Street NE. In fact, many of 2025’s newest communities in the northwest are found along this route.
Where Evanston, Sage Hill and Nolan Hill left off, there are now the new northwest communities of Ambleridge, Esker Park, and Starling, all in a straight line on 144 Avenue. They add to the bustling new home scene that already includes the young communities of Livingston (Brookfield Residential), Glacier Ridge (developed by Anthem), and Ambleton (by Qualico Communities).
Ambleridge is the third Qualico Communities development in the northwest following Evanston and Ambleton. Esker Park is exclusively developed by Shane Communities and built by Shane Homes, and represents an eagerly awaited chapter in Shane Homes’ 45+ year homebuilding legacy in Calgary.

Northeast
Calgary’s northeast has been an engine of growth for the last several years with the rise of communities like Cornerstone, Homestead and Belvedere(near the city’s east border), and Cornerbrook, Redstone, Skyview Ranch (on the north). There’s more to get excited about with the introduction this year of Huxley (by Genesis Land), Lewisburg (by Genstar), and Keystone Creek (by Partners).
Lewisburg is a master planned community conveniently located off Stoney Trail with direct access to the Rotary Greenway. Southwest
The southwest has always been the most sought-after residential quadrant in Calgary. It is replete with family-friendly communities; a rich milieu of cultural, entertainment and recreational amenities; and a scenic, natural beauty with loads of parks to get lost in.
Much of the new communities were introduced last year, like Encore II in West Grove Estates (Bri-mor), and Wentworth Landing (Trico Homes). Others, like Alpine Park (Dream), Vermillion Hill (Qualico Communities) and Silver Spruce, are in the advanced stages of their development. As are the Anthem communities of Sirocco at Pine Creek, Belmont and Pine Creek in the West Macleod area.
This year saw the introduction of Creekview by WestCreek Developments, and Silverton by Cardel, both also in the West Macleod area. Joining the dance is Taza Park that’s within the Tsuut’ina Nation close to the natural wonders of Fish Creek Park and Weaselhead Beach.
Perfectly located at the edge of southwest Calgary, CreekView is just off 210th Avenue and Macleod Trail. Southeast
The most explosive growth may just be in the southeast where no less than four new communities opening in 2025. Heartwood by Rohit Communities, Logan Landing by Genesis Land, Nostalgia Townlet by Jayman Living, and Seton Ridge by Brookfield Residential all held grand openings this year.
They join an already extensive list of new communities like Rangeview from Section 23, Rangeview Springs from Genstar, Hotchkiss from Hopewell Residential, and Seton from Brookfield Residential.
