Newcomers set sights on northeast Edmonton
May 15, 2023
As Edmonton continues to grow and more newcomers find a new life here, the need for new home opportunities is becoming more apparent. And it is a need that is met in the growing communities of northeast Edmonton.
With new communities like Marquis West by the MLC Group joining the host of well-established neighbourhoods in the sector, the northeast is primed to be a destination for those looking for a fresh start.
The fresh, dynamic, young northeast communities that have blossomed along Anthony Henday have been hot. This sector that used to be known more as an industrial part of the city is now gaining a reputation for offering a wide range of family-friendly, nature-centric, amenity-rich residential communities with affordable new home options.
The borders of the NE Edmonton quadrant are commonly seen as the Yellowhead Trail to the south, the city limits to the north and east, and 97 Street to the west.
“Northeast Edmonton is a great place to live with extensive retail and food and dining options. There are both public and catholic elementary, junior high, and high schools close by,” says Madeline Belter, Marketing Manager at MLC Group, which is developing the new northeast community of Marquis West.
The northeast’s accessibility is key, especially for Marquis West residents. “From Marquis West you are only 5 minutes away from the Anthony Henday and seven minutes from Manning Drive freeway,” she adds.
New home living options
There are plenty of opportunities to find a new place to settle in this part of town, and there’s no beating the affordability of the suburbs when it comes to new homes.
One of the newest is Marquis West by MLC Group. Located in Northeast Edmonton near the beautiful North Saskatchewan River, Marquis West is a natural location for new homes. Residents will enjoy the best of both worlds – a tight knit community where connections can be made and easy access to all the amenities in the city.
It is just minutes away from the Manning Town Centre and the variety of established retail, dining, and entertainment options it offers, Marquis itself offers an idyllic respite from the hubbub with plans for a large central park with multi-use trails, a park and green space for community gatherings.
New front-drive garage and rear laned homes are available and showhomes are promised by the fall of 2023.
Easy-living lifestyle
Marquis West lies in the perfect flex point where nature and city living meet. Surrounded by golden wheat fields, and forested ravines that ring the northeast edge of the city, the North Saskatchewan River is also nearby – not to mention a ton of life-affirming amenities. This young community by MLC Group gives residents the option to enjoy both worlds.
“Marquis West is a safe and serene neighborhood at the edge of northeast Edmonton. Residents are surrounded by nature but are close enough to Edmonton’s ring road for access to all the amenities,” Belter adds.
It is a young community that offers an innovative approach to home design with traditional and zero lot line homes. Both front-attached and rear laned homes on zero lot lines are offered, as well as the new rear attached garage home on a zero-lot line, which conveniently offers an attached rear garage connected to the rest of the home though a breezeway. Estate homes backing onto ravine are also available. By offering such extensive options for single-family living, Marquis West is truly a family-friendly haven.
Its builder group includes Bedrock Homes, Coventry Homes, Homes by Avi, Jayman BUILT, Morrison Homes, and Lyonsdale Homes.
“Phase 1 of Marquis West is located beside Horse Hill Creek natural area. There is something for everyone, with pie shaped cul de sac lots available, as well as ravine and trail backing lots,” Belter says.
Among the builders here is Homes by Avi, an award-winning builder celebrating their 45th anniversary this year and they are quite excited to be part of Marquis West.
Homes by Avi is building their Jefferson front drive garage model and the Sasha laned home here. “People should definitely be excited about being part of this new and upcoming community,” says Maria Kennedy, Homes by Avi (Edmonton) General Manager. “Our showhomes are under construction and opening on August 23. We’re doing pre-sales from our Cy Becker showhome.”
She says Marquis West is a terrific option for new homebuyers because of its fantastic location. “It is near the North Saskatchewan River, within swinging distance of the Quarry and Ravencrest Golf & Country Club and has easy driving access off the northeast portion of Anthony Henday,” Kennedy says.
“The NE has all of your commercial amenities already built and is conveniently located close to the Anthony Henday for accessibility to all areas of Edmonton,” she adds.
Alexander Ladd, General Manager at Morrison Homes, agrees. “Marquis West offers the best priced lots in the City of Edmonton in the initial phases and a price-point opportunity for Single Family home ownership unavailable anywhere else in the city. While tucked away from the hustle and bustle of everyday life, the access to the Anthony Henday and Manning Freeways to get around town or to zip out of town for a break on the weekends is exceptional.”
Morrison Homes will be showcasing the Harrison 2, an 1,861 square foot Front Attached Garage home that has been redesigned to meet today’s demanding customer’s needs. “As well, we’ll be showing our Nixon, a 1600 square foot Rear Detached Garage home that has been our best seller in that lineup the last couple of years, offering all the space and features of a Front Garage home at a more accessible price point.”
Close to fun
If you have a passion for fishing or just walking down the river path, Marquis West’s location near the North Saskatchewan River gives you plenty of opportunities to enjoy a nature-rich, active lifestyle.
“Marquis West is also a golfer’s dream” Belter says. “It is in very close proximity to three outstanding courses; The Quarry, Ravencrest Golf and Country Club, and Rundle Park Golf Course.”
There are so many fun things for families right near Marquis West, she adds. The community is close to Clareview Community Rec Center, Londonderry Leisure and Fitness Center, Sunridge Ski Area, Britness Park, Hermitage Park, Rundle Park, Manning Village Dog Park, Edmonton Public Library, Cineplex Cinemas, and Horse Hill Berry Farm, to name a few.
“For shopping there is Manning Town Center, 167 Street and Londonderry mall very close by, along with Kuhlmann’s Greenhouse and the Root Seller for those interested in fresh goods,” she says. Check out all that Marquis West has to offer at marquis-west.ca.
Lots to love
Many find life in the northeast all that much easier too, because of this astounding array of nearby amenities that Belter mentioned. The Clareview LRT access is a short drive away from most new communities and provides extra transit options for those that need it.
Besides the big box stores that bring convenience to life, NE Edmonton is also replete with boutique stores and family-owned diners and eateries that bring so much character to the neighbourhood.
There is no shortage of dining and entertainment options. The Cork and Barley Kitchen & Bar at the Clareview Town Centre comes highly recommended. The Ribeye Butcher Shop is legendary for its fresh cut meats and seafood selection. Their location at the Manning Town Centre is a bright, spacious spot where buyers can expect quality products and friendly service.
Green thumbs will find the charms of Khulmann’s Greenhouse, Garden, Market and Flower Shop on 167 Ave. NW irresistible. Kuhlmann’s continues to offer the best in locally grown produce, plants, trees and much more, in their over 300,000 square feet of greenhouse space. They have an incredible selection of unique gift ideas, garden décor, tools, and a fantastic floral shop that can cater to any need.
There is plenty to love in Northeast Edmonton and MLC Group has also just started another development here – Cy Becker Landing. It offers front-drive homes and rear-drive homes. Find out more at cy-becker.com.
