Southeast Calgary is booming with new home opportunities

That boom you hear may just be the sound of Southeast Calgary’s explosive growth! In just over the last few months, no less than four new communities were launched in the southeast that opens up new possibilities to live a modern lifestyle in what was once an overlooked corner of the city.

In decades past, the southeast was mostly known as an industrial centre, a place of work with not much residential options. The area east of the Bow River and on either side of the southern portion of Stoney Trail and Deerfoot Trail began to change in the early 2000s with the boom of new suburban communities along its outskirts.

Now, those communities – like Cranston, Copperfield, Auburn Bay, and New Brighton - have all been built out. And those that took their place – like Legacy, Seton and Mahogany – continue to expand. Walden is, in fact, down to its final phase.

Today, there is a new batch that’s up and ready to take their place, like the two Rangeviews - one developed by Section 23 and the other by Genstar. The latter has been renamed Rangeview Springs recently to avoid confusion. There’s Hotchkiss by Hopewell Residential, and Sora by Melcor right next door.

The four that were launched in succession include Seton Ridge by Brookfield Residential, Logan Landing by Genesis Builder Group, Nostalgia Townlet by Jayman Living, and Heartwood by Rohit. All sprouting along the southern border of Calgary, south of Seton and along the banks of the Bow River.

The location of that last one, Heartwood, was so highly prized as it’s so near the South Health Campus Hospital and all the already established amenities nearby that it became the subject of a very competitive bidding war that Rohit finally won. Heartwood just opened its first batch of showhomes at the beginning of fall.

What’s important to take from all this growth is that these new communities mean continued affordability, as the southeast remains one of the best residential sectors where new homes remain a lot more attainable. The established amenities available, the improving accessibility and closeness to nature and recreational opportunities make this one of the best places to live in Calgary that promises a true work-life balance.

Southern beauty

Besides having a world-class hospital, and the world’s biggest YMCA (both located in Brookfield Residential’s award-winning community of Seton), the southeast has a serene, nature-bound character to it too. The ridge pathway overlooking the Bow River along McKenzie Lake all the way to Cranston is a beautiful spot for dog-walkers, bird watchers, and nature lovers. Fish Creek Park – one of the largest urban parks in Canada – is a well-known destination for fall photography. As it was for the rest of the city, the completion of the Stoney Trail ring road is a game-changer for accessibility in the southeast too.

No wonder the southeast ranks high in the most popular areas to raise a family in Calgary.

“Southeast Calgary is known for their family-friendly neighborhoods with great community spaces such as parks, playground, leisure centres, and schools,” says Rohit Communities Division Marketing Manager, Daisy Lieu.

“There are many modern amenities like shopping and dining options in popular spots like Seton, while also having the world’s largest YMCA and proximity to the South Health Campus. As the community like Heartwood is located at the edge of the city, it provides easier access to the foothills and mountains, making quick trips to Kananaskis and Banff a breeze. SE Calgary has something for everyone providing a balance of suburban comfort and urban accessibility,” she adds.

“Brookfield Residential did such a good job in bringing this all together, Seton really lives up to the hype,” says Reilly LePage, Director of Sales & Marketing at Logel Homes. They just opened sales for Meridian, their third development in the community, after Seton West I and II.

Seton is adding to its appeal with the exciting, new Market Street retail area. It is a pedestrian-oriented development that brings a host of new and exciting retailers, diners and coffee shops to Seton. “It adds a distinct flavour of downtown to the suburbs,” LePage says. “Restaurants like Brooklyn Dumpling, Phil & Sebastians, Red’s Diner, among others that you don’t necessarily see in the suburbs. Meridian will be right across from it.”

New excitement

Heartwood, Logan Landing, and Seton Ridge all have showhomes now open to the public. Nostalgia Townlet has also opened its sales centre, as sales for its Icona Townhome Collection from Jayman BUILT, starts.

Heartwood held its grand opening on September 13 that unveiled 11 showhomes from Bedrock Homes, Genesis Builders, Jayman BUILT, Rohit Homes and Trico Homes. Lieu says residents can also now enjoy a brand-new park, pond, and playground. Anyone can find a home here that will fit their lifestyle and budget, she adds, as it offers a diverse range home types including townhomes, duplexes, and single-family products.

Genesis Land Development’s Logan Landing is a master-planned community with access to the Bow River, and over 140 acres of open space, breathtaking valley and mountain views, traversing pathways, and established amenities. The grand opening was such a spectacular event that opened showhomes from Cedargen Homes, Genesis Builders, Partners Homes, and Sterling Homes.

“Logan Landing really is a jewel,” says Peter Jensen, a senior development manager at Genesis Land. “We know this community will be a place that future residents are proud to show off to their friends and family.”

Seton Ridge by Brookfield Residential is the long-awaited sequel to Seton. The new community sits directly south of Seton.

“Seton Ridge marks an exciting new chapter for southeast Calgary,” says Mary Aucoin, Senior Marketing Manager at Brookfield Residential. “We’ve combined the energy of Seton with the calm of the Bow River Valley to create a community full of possibility – where people can connect, grow, and truly feel at home.” Residents here also get to enjoy the new Seton Homeowners Association multi-purpose facility, The Block, which has multi-use rooms, a half gymnasium, splash park, hockey rink and more. “It’s a state-of-the-art facility that sets our communties apart,” Aucoin adds.

Seton Ridge builders include Brookfield Residential, Excel Homes, and Morrison Homes, who now sell Duplex and Front Garage collections to cater to both first-time buyers and established homeowners.

Nostalgia Townlet is the first deliberately curated amenity-rich community by the banks of the Bow River in southeast Calgary. Not only will it provide a wide range of housing types, but it will create its own vibrant lifestyle centred on the Nostalgia Club, a 400,000-square-foot private social and athletic club unlike anything else in Calgary or across North America.

Designed and developed by Jayman Living, homes within the community will be constructed by 26-time Builder of the Year, Jayman BUILT.
