The future beckons in Southbow Landing

A dawn of a new era is rising in Southbow Landing, as the dynamic young community on the south side of Cochrane gears for an exciting spring event that will showcase the bountiful lifestyle already available and the promise of an even greater tomorrow.

“Considering that Qualico Communities Calgary only broke ground in the community in 2023, the growth that Southbow Landing has enjoyed since then is nothing short of amazing. The first two phases are now selling, with a growing selection of laned, duplexes, and front garage homes available from several builder partners”, says Rishika Dave, Communications Specialist at Qualico Communities.

“The community’s first park and playground are now open, giving residents and visitors a place to gather, play, and enjoy the outdoors. Over time, Southbow Landing will continue to evolve with more than 10 kilometres of pathways, additional parks, and two future school sites designed to support families.”

To underscore its rapid growth, Qualico Communities will host a special event on May 23, where prospective buyers can explore showhomes, learn about upcoming releases, and take advantage of exciting promotions from builder partners.

On the growth path

Southbow Landing is already home to a growing number of residents, with possessions given for more than 90 homes as the community begins to take shape.

Early homeowners say they were drawn to Southbow Landing for its balance of nature, space, and mountain-town lifestyle. “Many appreciate the expansive views of the Bow River valley and the Rocky Mountains, along with the opportunity to live in a quieter setting while still being close to Cochrane’s shops, schools, and everyday amenities,” Dave says.

There is even more to look forward to, as a dog park and a storm pond with pathways are set to open by the end of the year, further enhancing the outdoor recreational amenities.

“Buyers can also expect the release of a new phase and more opportunities to join the growing neighbourhood,” Dave says. One more thing buyers can look forward to is the coming of the biggest commercial centre this side of Cochrane that will go right by the entrance of Southbow Landing.

Accessibility has also improved with a paved James Walker Trail currently providing access into the community from Highway 22, along with an additional access point opening this April. Construction on the Southbow Landing portion of James Walker Trail will continue through the year, with completion anticipated in September 2026, while the Town of Cochrane advances its portion toward a full opening by the end of 2026.

“Once finished, the route will provide a much clearer and more direct connection between Southbow Landing, the Town of Cochrane, Calgary, and the nearby mountains,” Dave says.

Wide range of homes

A wide range of home types are available in Southbow Landing, from single-family front-drive garage homes, laned homes, and both laned and front-drive duplex homes. Builders includeBroadview Homes, Daytona Homes,Douglas Homes, NuVista Homes, Sterling Homes and Trico Homes.

“Southbow Landing offers affordable housing for those who love the outdoors and are looking to be closer to the mountains and nature,” Dave tells Calgary New Home + Condo Guide. “It’s a great opportunity for first time buyers currently living in Calgary who can’t afford to buy a home in the City and a nice option for those who are looking to be closer to family in Canmore/Banff.”

The charms of Cochrane

Southbow Landing is Qualico’s second and largest development in Cochrane after Rivercrest. Southbow will be over 540 acres and will have roughly 3,000 homes for about 7,000 residents at build out. It’s the community many looking to move to Cochrane have been waiting for.

“Cochrane has become a very desirable place to live because it offers a unique balance of small-town character, natural beauty, and convenient access to Calgary,” Dave says. “Many people are drawn to the community for its slower pace of life, mountain-town feel, and proximity to outdoor recreation.”

Residents enjoy easy access to the Bow River pathways, local parks, and nearby mountain destinations like Canmore and Banff. At the same time, everyday amenities such as grocery stores, restaurants, schools, recreation facilities, and local shops are just minutes away in Cochrane’s town centre.

Affordability is also a key factor. Buyers often find they can access homes at a more attainable price point compared to Calgary, while still enjoying similar amenities, larger spaces, and a strong sense of community.

For many homebuyers, it’s the combination of lifestyle and practicality that stands out — you can enjoy a quieter setting with beautiful landscapes while still having quick access to Calgary for work, services, and entertainment.

Why buy in 2026?

Buying in 2026 offers homebuyers more choice than they’ve had in recent years, with new communities and additional phases coming to market across the region. That gives buyers the opportunity to explore different home styles, price points, and neighbourhood settings before deciding what works best for them.

First-time homebuyers are given an extra edge as the Government of Canada passed legislation providing GST relief on newly built homes. This change is now officially in effect, removing uncertainty and helping more Canadians take a confident step toward home ownership.

In a community like Southbow Landing, purchasing early also allows buyers to select from a range of lot options and build a home that fits their needs from the ground up, which is something many families value when planning for the long term.

“Another benefit of buying in a growing community is being part of its evolution. As phases develop, residents begin to see parks, pathways, and neighbourhood amenities take shape around them, helping create a sense of connection and shared growth as the community matures,” Dave says.

Builders may also introduce promotions or incentives at different stages, which can make homeownership more accessible for some buyers. For more information, visit southbowlanding.com.
