The story begins at Vermilion Hill

A story has to start somewhere, and for many new homebuyers their once-upon-a-time can start in Calgary’s newest southwest community of Vermilion Hill. And with any luck, the happily ever after happens there too.

Vermilion Hill is Calgary’s best kept secret and the newest community in this much sought-after sector of the southwest. Developed by Qualico Communities, Vermilion Hill officially launched on October 31, 2022, with the community and showhome grand opening November 19.

Located on the west side of the recently opened section of the Stoney/Tsuut’ina Trail ring road, Vermilion Hill offers a tranquil setting encircled by nature with beautiful views of the mountain and cityscapes.

“What makes the location great is its proximity to many established amenities,” says Nina Wulder, Communications & Marketing Coordinator at Qualico Communities. “It’s only a five-minute drive to the new Taza (commercial and cultural) complex, Costco, and the 7 Chiefs Sportsplex. It is also just a 10-minute drive to Shawnessy Shopping Centre, which has ample dining, grocery, and entertainment amenities.”

But its enviable amenity-rich location is only second to its appeal as an enclave for those looking to live closer to nature.
Vermilion Hill is surrounded by nature, its own enchanted forest, to coin a phrase. It is mere steps away from Fish Creek Park, the largest urban park in the city that’s home to wildlife, paved and gravel pathways, picnic areas, creekside trails, fishing spots and so much more.

Weaselhead Flats and the Glenmore Reservoir are also just moments away via Tsuut’ina Trail. The community not only has picturesque views of the Rocky Mountains but provides easy access to Bragg Creek and Kananaskis for mountain adventures, Wulder says.

Vermilion Hill is a prime area for outdoor enthusiasts, the recreationally minded, joggers, hikers, and bikers of all stripes, and anyone longing for a deeper connection with nature. Nearby is the Ann & Sandy Cross Conservation Area, which is perfect for hiking. And for stargazers, the Rothney Astrophysical Observatory is a 15-minute drive away.

The community itself, at completion, will have a connecting greenway throughout and six park areas, including the stormpond, paths and gathering area, not to mention 3 playgrounds. “Vermilion Hill is the perfect location for families who love outdoor adventures,” Wulder says.

It is also close to established communities like Bridlewood, Somerset, and Tsuut’ina Nation, so everything you need is a quick drive away, she adds.

Vermilion Hill will offer a wide range of home types that appeal to a variety of homebuyers and lifestyles. Front-garage single family home builders are Genesis Builder Group, Homes by Avi, and Sterling Homes. Shane Homes and NuVista Homes will offer laned and duplex homes, while Broadview Homes will have laned homes. Affordability is likewise key, with prices starting from the low $500,000s.

The showhome parade will reflect the contemporary, well-connected lifestyle that Vermilion Hill itself promotes, with new and popular models from some of Calgary’s best-known homebuilders, Wulder says.

The community is just the latest of three ongoing developments that Qualico Communities is spearheading in the greater Calgary area. These include Dawson’s Landing in Chestermere, Ambleton in northwest Calgary, and Painted Sky in Langdon east of the city. They are also partners with Hopewell Residential in the recently launched Hotchkiss in southeast Calgary and continue to work with Bordeaux Developments in the award-winning lake community of Harmony in Springbank just west of the city.

Wulder says the seeming sudden explosive growth is just part of a cycle that saw Qualico Communities wind down four of its developments this year, including Redstone in northeast Calgary, Evanston in the northwest, Crestmont West in the southwest, and Ravenswood in Airdrie. Their new, recently launched communities are meant to replace those just-concluded projects.

And people can expect even more from them. “Qualico has more land holdings in and around Calgary.

In addition to Vermilion Hill, depending on approvals, we hope to bring on two or three other communities in the next 12 to 24 months. It’s an exciting time to be a part of Qualico Communities!”

The investments in new developments are a testament to Qualico Communities’ confidence in Calgary’s continued growth. The major land developer also sees the continued development of new communities further from the city centre as essential in creating affordability in Calgary’s housing market.

“New community development is an important part of the overall livability of the city. Homes in new communities tend to be less expensive than a home closer to the city core, and families can get more space in important areas like backyards, garages, and bedrooms,” Wulder says.

“These new communities are built to appeal to all buyers and offer multiple home types (condo, townhomes, duplex, laned, front garage) that give opportunities to anyone looking for a home of their own.”

Vermilion Hill creates such opportunities with some of the most affordable housing options out there.

Genesis Builders, Homes by Avi, and Sterling Homes will offer front garage products starting in the mid $600s. Shane Homes, NuVista Homes, and Broadview Homes offer laned product from the mid $500s. Shane Homes and NuVista homes also offer Duplex Models from the low $500s.

It is a community with a bright future, featuring future school and commercial sites, but its present is already compelling with its connected lifestyle. “Because your lifestyle is about feeling connected and taking in every bit of beauty nature has to offer Vermilion Hill is the best place to live and explore,” Wulder says.
