Western Calgary has all the new home action

When Valley Ridge and Crestmont opened in the early 2000s, the west end of Calgary was just opening up to new home opportunities, but it wasn’t until the completion of the ring road a couple of decades later that this portion of the city began to really boom.
Calgary is dissected into four quadrants – northwest (NW), southwest (SW), northeast (NE), and southeast (SE) – with the Bow River and major thoroughfares usually acting as the borders.
NW Calgary is generally west of Centre Street/Harvest Hills Blvd and north of the Bow River/Sarcee Trail/Hwy 1, while SW Calgary is south of the Bow River/Sarcee Trail/Hwy 1 and west of Centre Street/Macleod Trail. It is in the middle of these two sectors where a lot of new and dynamic communities have sprung up with a wide variety of choices catering to every lifestyle.
Last issue, we explored the growth of new communities in the northern side of northwest Calgary, this time we’ll look more on the western side, generally where Highway 1 and Stoney Trail intersect. On the north side of that divide, you’ll find communities like Rockland Park and Upper Greenwich, and on the south side are University District, Trinity Hills, and the new community of Osprey Hill. These communities straddle the line between NW and SW Calgary, but no matter the quadrant, they are still very much primed for growth.

New offerings
The northwest is undergoing a rapid transformation, the sector which had once lived in the shadow of southwest Calgary as the most sought-after residential neighbourhood is now gaining prestige of its own. Where growth used to be focused along the Country Hills Boulevard NW, there are now two main growth nodes sprouting around the northern sections of Stoney Trail. One along the now completed 144 Avenue NW and another in the increasingly urbanized areas to the west.
New communities, like Livingston, Carrington, Carrington South,Esker Park, Starling, Glacier Ridge, Ambleridge, and Ambleton are clustered around Stoney Trail and the accessibility the ring road offers. While University District, Upper Greenwich, and Trinity Hills have become hotspots of cosmopolitan living. Rockland Park andCrestmont View are at the very western edge of the city and offer stunning nature backdrops. Arbour Lake West is growing around an already established lake community.
It’s this diverse offering of homeowning opportunities and lifestyle that has fuelled the growth of the northwest and it’s not about to stop.
West of the northwest
Living in this part of town has never been more attractive. The WinSport Calgary Olympic Park is the main recreation facility in the area, and not just for winter sports. There’s skiing, and snowboarding and skating, of course, but in the summers, there is also mini golf, mountain biking and more.
The second location of the Calgary Farmers Market is here too, offering Calgarians 54,000-square-feet of retail space with over 75 vendors that bring everything from fresh produce and Alberta-raised meats to globally inspired meals and handmade goods.
“The vibrant food hall features 20 family-owned restaurants, seating for 300, a soaring glass atrium, and our beloved Barnyard Kids play area – making it a go-to spot for locals and visitors alike. With over 1 million guests annually, it’s more than a market – it’s a Calgary tradition,” it says on its web page.
Of course, living this close to the Trans-Canada Hwy 1 brings you that much closer to a mountain getaway. It’s barely 15 minutes from the intersection of Hwy 1 and Stoney Trail to Cochrane, and less than an hour to Canmore and Banff.
Multi-family haven
There are plenty of multi-family developments in this area of the northwest, particularly in University District where apartment condos and townhomes are the primary residential abodes offered. Trinity Hills is the same, but Partners Development Group’s Upper Greenwich has a balanced mix of single and multi-family homes.
Partners Development Group is confident that this part of the northwest will continue to enjoy growth, as buyers realize the easy living lifestyle that is so easily available here, as well as the variety of homes offered.
Partners’ boutique urban enclave of Upper Greenwich community just off Hwy 1 is making further progress with an ever-growing number of new amenities, while offering apartment condos, townhomes, paired homes and a widening choice of estate homes.

Upper Greenwich remains a bastion of estate living, with Fifty5 Homes offering a luxurious Urban Estate showhome, and New West luxury homes bringing a brand new showhome in January 2026.
Also new in Upper Greenwich is the Vintage condos. The Vintage will be comprised of 270 residences distributed across four elegant five-story buildings. The buildings are wood-frame construction with a concrete topper between floors to enhance soundproofing and minimize noise transfer.
“The development is designed to offer a balance between privacy, community, and accessibility, with easy access to nearby shops, shopping, the canal, Bowness Park and walking paths,” Hall says.
Crystal Creek Homes and Jayman BUILT are enjoying success in their developments in University District, one of Calgary’s hottest urban residential communities.
