Why buy this summer?

Things are looking up for British Columbia, as the number of vaccinated citizens rises and announcements of re-opening our economy this September have been made by our officials. This means more people back to work, and also taking much needed vacations, whether local or abroad.

Summer is typically a slower market for real estate in BC, when people take time off with their families and friends. This makes the summer a great time to buy, with prices typically a little less than the fall. Those that buy in the summer months before this usual market rise benefit from the equity in the homes they purchased earlier in the year. The same can be said for the spring market which is usually busier than the fall market in typical years. If you are around at all this summer, your best bet for equity gain and getting the best value for your purchasing dollars is to look and see what is available in July and August, before the market increases.

On top of all this, immigration is set to fully re-open either late this year or early next year, forecasting another market surge in British Columbia. Currently only citizens, permanent residence, refugees and foreign nationals have been allowed in by the federal government (with some exemptions) during the pandemic. The market and economy overall are expected to get busier once these conditions are removed. The best opportunity is to get in before this happens while the market is a little slower and reap the benefits once the market picks up again, as it always does in the long run.

Some great options are to look for are homes in city centres, on or near rapid transit or future rapid transit ,and close to college and university campuses.
